Boscobel is a peaceful, scenic area, a few minutes from Ian Fleming Airport.
We have two lovely separate apartments, each with two
bedrooms, located one above the other, in the same building,
The building has a roof garden and Gazebo from where you can see the ocean blue, also the cruise, as they ply their way to and from Ocho Rios.
There is usually a cool breeze in the morning and at night which makes it very relaxing to sit and enjoy the view of the sea and the surrounding hills.

The space
My place is close to public transport and the airport. It is good for solo adventurers and business travelers, families, lovers and friends.
The apartments can hold up to 4 people and in addition to being safe and attractive.... they are very very affordable! Just to inform you, there are stairs you must climb...

Boscobel on the North Coast.

The structure is a new one and in excellent condition.
At present, it is mainly used for Airbnb and also some leasehold tenants. It is two stories high, and it has a lovely roof garden that sets it apart in the entire community.
The roof is not only a pleasant and refreshing retreat in the evenings, but it is also excellent for small events.
Several events, including weddings, have taken place here. It is also very suitable for family reunions and other similar occasions.



BOSCOBEL, ST. MARY: SOME RANDOM THOUGHTS

Boscobel has had a few good years recently.
Ian Fleming Intl. Airport, 3 minutes away is expanding its runway, and air traffic are expected to increase quite a lot.

Orcabessa, a few minutes to the East, is undergoing significant development, including a lot of tourism expansion.
In every corner, Airbnb is rapidly proliferating its outreach
and many are setting up shop.

The beauty of this area, and a property like this, is that an investor could live in one apartment, and manage the rest. You can do either Tourism or local rentals very successfully because we have done both.

Boscobel is a small country town in North Central Jamaica, about 20 minutes East from Ocho Rios. It nestles in the lower hills and marks a gradual ascent to about 1000 feet of elevation. From there it catches the vagrant sea breezes, and also the steadier wind that blows down from, the higher hills behind it.
As such the climate is quite cool, especially in the evening.

The word Boscobel comes from French, originally meaning " Pretty Forest" Not a bad name for it at all, as flora is plentiful.

Most of its residents are educated and respectable people who could be described as middle class. Here nurses live next to policemen, civil servants, and private office workers, and of course, many operators of small or medium-sized businesses.

There are a lot of "English Returned" residents who live in some of the better houses in the community and give the area a particularly English atmosphere of that permeates this little town.

It is the kind of place where neighbours gather at gateposts in the cool evenings to share news and local gossip.
The kind of a place where children play cricket on the quiet streets and drivers smile at them and slow down for them.
The kind of place that has many half hidden, tiny, shops and bars where local worthies supply their daily needs.
There is a constant stream of tiny children coming and going from these shops. They are either on family errands or have come to expend their own modest means on wicked sweeties and other snacks, which are probably not at all good for them.

From its higher places, Boscobel has a charming view of the sea.
Often, in the dark, staring out at the black bay, you see tiny little lights in the water. These are fishermen, in their small boats, on their lonely vigil, in their small groups.
Quite often too, you see a cruise ship, decked out like a bride,
in an orgy of lights, moving in majestic progression, as it glides towards
the cruise town of Ocho Rios.
Of course, they completely obliterate the little fishing boats
with their feeble torches.
They will not be seen again until the ship passes,
and gentle darkness is restored.

Looking West towards Ocean Ridge, you see the large mansions of the wealthy, rimming the surrounding hills.
Many of these are owned by the English residents of that community.
These folks, the "Ocean Ridge English" seem to be a lot richer than
our "Boscobel English"!

At this point, the patient reader may have grown impatient.
What, he might ask, has this sleepy little Town have to do with tourism or Airbnb, or anything like that?
So, let us turn to that question next.
In recent years a lot of infrastructural work has been done, and now, far from being a forgotten and remote hamlet, Boscobel is quite well positioned for tourism.
Let us examine it.

Boscobel and Kingston:
Kingston, our social, political, and economic capital is easily reachable from Boscobel. You can get there in about 90 minutes, from 2 completely different direction. It is an easy day trip, and one worth making. Kingston represents culture, fine dining, business, movies, BobMarley, Lime Cay, Port Royal, Devon House, Carnival, Parliament, museums, and the list goes on and on.

Boscobel and the East-West Highway.

Boscobel is approximately 100 kilometres away from both Montego Bay and
Port Antonio in either direction. This 200-km stretch of road is the jugular vein of Jamaican tourism. This drive is an easily doable day trip, to either place or to any point along the way. This means, literally that dozens of beaches, bars, attractions, beaches, parties, historical sites, cultural and historical places, are at your disposal. Some examples are Dunn's River, Mystic Mountains, Dolphins, 2 Scotchies, plenty of beaches, plenty of shops.
Most of what Jamaica has to offer is on that 200-km stretch of road.

Guest access
The guests are of course entitled to the exclusive use of their bedroom.
The living areas are shared with any other guest who might be sharing
the apartment.
The public spaces and the roof garden is available to all residents of the building, to relax and recreate themselves in the evenings.

Other things to note
We intend to develop this property as a venue for various family
occasions, such as weddings, reunions, cocktail parties, Bar Mitzvahs, etc.
We believe that with its generous rooftop gazebo, and evident beauty
all around you, this would be an excellent location for a
family celebration.

PLEASE ENSURE THAT YOU ASK AIRBNB AND SPEAK TO US BEFORE MAKING ANY SUCH ARRANGMENTS.
THIS DOES NOT AFFECT SMALL FAMILY EVENTS THAT DO NOT INVOLVE MORE THAN A TOTAL OF 15 PEOPLE, TO INCLUDE RESIDENT GUESTS AND OTHERS.

Please note that this listing does not come with any form of a meal plan and also that the host is not required to supply groceries to the guest.

Water supply arrangements. Boscobel has good water pressure most of the time. However, in the past, there have been instances when the water supply is interrupted by the city. To avoid inconvenience we have provided 400-gallon water tanks on the roof as your backup supply. We ask the guests to use it very carefully as there have been times, in the past, when the water went for a day or two. So please exercise restraint at such times.
Also, when on back-up, the water pressure in the taps is low.

After hours, however, overtime payments become unavoidable, as someone has to be present in the apartment until the guests' arrival or departure.
Hence there is a US$10.00 charge for each late check-in or out.

Commencing November 2017, we will be providing our guests with a local phone, including a small startup credit.
This is for them to use in the event of emergencies and as a local convenience.
These phones are provided FOC, and as a gesture of goodwill and concern for our guests.
Please note carefully however that should the phone be lost or damaged while it is in the guest's possession, there will be a charge of US$100.00. There is no parking on the premises, but parking is available on the street in-front of the premises.

The initial cleaning that we provide our guests is charged for as part of the original booking.
New cleanings are very easy to arrange!
All you have to do is ask for a fresh cleaning and one will be provided at the same cost as the first.

Wifi signal: We have a subscription with Flow which is the largest and best supplier of cable phone and internet. However, quite often, our guests experience difficulties, particularly with the wifi signal.
Unfortunately, there is no other supplier in the area.
We are constantly trying to get this problem resolved, however it does
recur from time to time.
This is something that the traveler should take into consideration.
And one that we have no control over.
Electricity is a huge expense in this big old house. We have routinely received bills exceeding US$1000.00 a month. We are "begging" our guests to have some pity on us!! It is especially galling to see all the air conditioners on full blast, and the guests are not even present in the property.
Please be informed that, in such a case, we will turn off the A/C s ourselves.

This is a quiet, almost rural area, that is lucky enough to be within reasonable reach of all of St. Mary's, and even St. Ann's attractions.
Located less than 2 minutes away from Ian Fleming Airport, it rises sharply from the shore and become the peacful scenic and respectable residential area of Boscobel.
Cool and scenic, Boscobel has been attractive to immigrants and many returning residents live here along with other middle and upper
middle-class residents.
The incidence of crime is very low, and there are several local bars and grocery shops etc where provisions can be purchased.

A studio, not elegant, but very comfortable. Security at the gate and walking distance from beaches. Pool with its own little shop and restaurant. YACHT CLUB DAYS: Oh so elegant!! This is Located in the inner heart of the Freeport enclave. The place has two interconnected pools and a gazebo by the water's edge. LAS FUENTES: A large 3 bedrooms house in an elegant, gated community right in the heart of St. Ann tourism. Very convenient, physically gorgeous, lovely view and right in the mix of everything St. Ann. AVALON: A Villa with four bedrooms and beautiful gardens that encircle the home. There are a good-sized pool and many places to sit and walk and chat all over the property. This place, Avalon, is so easy to fall in love with... that it is just ridiculous. CASA FELIZ: This is a small five apartment complex in the gorgeous little country town of Boscobel, a few minutes away from the Ian Fleming Airport. While both attractive and safe, this is the least expensive of our listings. It enjoys a lovely view of the sea from its roof garden where there is a gazebo as well as several benches. PROMONTORY RIDGE: This is the most iconic and most grand of our properties. Standing tall, with three floors, the building towers over Valley Close and gives a truly magnificent view of city and sea and bay. It is enveloped in lush gardens that descend from it's higher places down, almost 200 feet down, to the valley floor below.. It is a really amazing place and my favourite over many years.
