The space
An oasis of calm, far from the maddening crowds.
Kookawood is a stone and timber farmhouse commanding spectacular views of the Blue mountains and full of character and charm.
Outside the Clawfoot bath just off the balcony is nestled amongst the flowers and foliage and spectacular scenery a tranquil place to soak away the stress of city life.
The balcony that wraps around the North and East side has entertaining area with large BBQ for cooking up a feast . Comfy lounge and chairs are perfectly placed for watching the wildlife that comes to visit the garden and stunning views.
Inside the house sleeps a total of 4 adults in 2 king size beds
one upstairs has a TV and one downstairs fitted with quality cotton sheets and feather doonas , pillows and dual control electric blankets. Both bedrooms have stunning valley views
The main living area is open plan with high vaulted ceiling that opens up to the 2nd story bedroom and library and a walkway that spans across the space at either side of the house. Split system Daikin air conditioning makes for a comfortable stay in both winter and summer.
Comfy couches around the house are placed to enjoy large flatscreen TV with multitude of Foxtel movies sports and lifestyle channels plus free to air. Option of Nexflix prime Stan etc… if you use the hotspot on your phone as we do have mobile reception at the house.
Our portable prepaid Telstra wifi device is available to use if you dont have phone hotspot
( you will need to go online and pay for data you require if you want to use the device instructions password etc at the house ).
For those who prefer to de stress in a comfy couch with a glass of wine and be mesmerized by the crackling fire in front of the large open fireplace with soothing music from the Bose sound system this is certainly the place for you too.
Please note we only supply a bag or box of wood in colder months of april / may / june / july / august / sept
fire starters and kindling are supplied through out the year if you wish to use it at other times and bring your own wood .
Fully equipped kitchen with all the essentials you could want for cooking up a storm plus microwave , Smeg fridge freezer , large gas cooktop with electric ovens, toaster, kettle and Nespresso coffee machine and dishwasher, utensils , pots and pans and crockery. Or head out the the cute country pub in Rydal for a drink or meal 9km away or drive to the many restaurant options in Lithgow town 20 minutes away.
The upstairs library room is a great place to sit back and spend some quiet time for a few hours with plenty of books to discover or do a bit of work away from home with a desk and chair with a window that over looks the beautiful valley views.
Bathroom is fitted with a beautiful old clawfoot bath and overhead shower & handbasin Another room with handbasin and modern eco toilet that looks just like a normal one it is a fully enclosed system not exposed to the ground , cleaned out after each guests stay and does not smell thanks to inbuilt fan ( see photos and description on the listing ) is located next to the laundry that has a washing machine and dryer for guest use.
Please note our driveway is 1 km long and is unsealed .
It is ok for normal car to access just a bit bumpy
Those who who have expensive sports cars with low profile wheels that don’t wish to take them off bitumen note this may not be the property for you.
Although we have had guests come to stay with BMW, Bentleys Mercedes and Telsa’s .
Undercover parking is available for one car but there is plenty of space for other cars.
We do not provide electric car power charger and due to insurance limitations guests are not permitted to plug into our normal power points at the house - charging stations are located in lithgow town 15 to 20 minutes away.
Peace , Quiet and privacy are guaranteed on the 200 acre property with great walks for people and pets plus our guests have permission to enter the Private 400 acre Pine forest and its walks lookout over Lake lyell and dam for swimming next to the property .
Located 35 to 45 minutes drive away from the Blue mountains tourist attractions and towns
Lake Lyell recreation area is only 5 minute drive away ideal for swimming fishing and water sports .
Theres plenty to do ,
but as most guests comment when they arrive its so Beautiful here they dont want to go anywhere !
Guest access
Access is via 1km unsealed dirt and gravel road totally ok for normal cars ( but may not be suitable for persons who dont wish to take cars of bitumen or those with high performance sports cars with low profile wheels ) .
Other things to note
No loud music or parties permitted.
Pets are not allowed to be left alone at the cottage or in the garden .
we are on tank water and collect water from our new and clean roof , we prefer not to chlorinate our water or add any chemicals so due to sydney water regulations we do ask guests to either drink from the filtered water supplied at the kitchen or boil water before use.
Only guests booked to stay at the property are allowed on the premises.
If a booking is for 2 adults and you each need a seperate bedroom there is an additional cleaning fee for 2nd bedroom

Telstra Prepaid portable wifi device is available for use . You will need to go online to telstra prepaid site and choose the data amount you require and pay with your credit card .
Option of using your own phones hot spot is free and we do have mobile reception.
Modern eco loo - fully enclosed system see photos is clean and has built in fan to remove any smells . It is not exposed to the air or ground so insects cannot enter the toilet and it is emptied after each guest
Sorry no children under 18 yrs of age permitted on site due to water safety - dams /ponds and vintage items not easy to replace .
