3bdrm located in Village of Horseheads right off I-86 on quiet road with driveway within mile of grocery, restaurants, playgrounds etc in the Finger Lakes region. Great location with plenty to do in every direction, just 13 miles to CORNING, 16 to WATKINS GLEN, 6 to ELMIRA, and 30 miles to ITHACA. There is an area map & info on desk of many restaurants, grocery, gas etc plus backroom pamphlet display of local attractions & other things to do in surrounding areas. Any questions, happy to help!

COVID BLOCKING:
Block between reservations to air out and allow the additional time required to take extra care in cleaning, washing and disinfecting place and everything in it (while wear mask and gloves).

NO CLEANING FEES:
I do all myself and appreciate longer rentals because it takes several hours to prep. I do ask that items be placed back where they were when arrived and a general cleaning done to help.

WHAT’S INSIDE:
One story home staged to be home away from home. Four TV's (one in every bedroom and LR) that are connected to cable and living room also has DVD player with kid friendly DVDs - plus playing cards, games, books, magazines and puzzle books.

DESK / INTERNET:
A desk/work station is located in the Living room area, and there is secured wireless internet on site, the information is available on your app once booked and is located on the desk when you arrive.

IN THE KITCHEN:
Service for up to 8, pots, pans, strainer, blender, mixer, rice cooker, serving bowls & trays, griddle, toaster, cork screw, bottle opener, can opener and yes COFFEE - Keurig machine and kcups in pod drawer underneath to choose from (dark, medium, light, and decaf). Plus a regular coffee maker located in laundry room and some coffee and filters over stove. Also stocked: sugar packets, tea, hot cocoa packets and individual creamers. Portable dishwasher with directions located in laundry room if care to use.

IN THE BATHROOM:
Plenty of bathroom supplies (different types of shamp, cond, and soap dispensers to choose from). Full sized bath towels and wash clothes for up to 8, plus some hand towels, hair dryer, lotion, tissue, and first aid kit. Safety bars: one is in shower and one next to commode.

LAUNDRY ROOM:
Stocked with washer and dryer, laundry detergent, dryer sheets, iron & ironing board, hangers, spare bedding and pillows. Plus portable dishwasher with instructions on top of it and in binder on desk.

LINENS PROVIDED:
All linens are provided. All blankets, pillows, and comforters are on every bed. Plus extras are available in the laundry room.

HEAT:
Thermostat located in Master bedroom and can set to whatever comfortable. Also can use the electric fireplace in the Living room during the winter months (looks pretty and gives off additional heat in living area if desired).

AIR-CONDITIONING:
In the summer months there are four window Air Conditioners (Living Room & every bedroom) so everyone can be comfortable in their own space.

PARKING:
Private driveway to the right side of house, two cars wide and three deep so ample space.
No on street parking overnight permitted in village.

PRIVATE PATIO:
The backdoor goes to private indoor patio area with wicker seating that then leads to small outdoor patio area with additional seating for smoking or peaceful relaxing.

BICYCLES:
There are a few bikes out back in patio area that you are welcome to ride and leave behind gate when not in use. There is a neighborhood map in binder that will give you an idea of nearby area.

NO KEY:
None needed with keyless electronic doorpad so can “check-in” anytime. Your unique entry code for your stay will be valid at 3pm on check in day until check out and messaged to you prior to check in. Simply enter one digit at a time on the digit-pad located above the doorknob of front door and when the green light appears, you will also hear latch open. After each “check-out” that code is deleted and not used again. I like the security of only one code activated at a time so no one else has access during your stay. Doors also have motel style swing bar door latches for added comfort and security.

CHILDPROOFING:
Outlet plug covers in every outlet. Two baby gates available in laundry room.

ALLERGY PROOFING:
No carpets and all beds and pillow cases have an extra plastic or protective cover. Extra bedding and pillows in the laundry room if needed.

RAMP/no steps:
Easy access for wheelchairs and strollers after ramp built and permanently attached that is several feet long and covers the only 8-inch step at entry.

NEIGHBORHOOD:
This private house is located in a quiet neighborhood with shopping and restaurants less than a mile away plus two parks within walking distance and another close by.

NO LOCAL GUESTS:
No local guest reservations, home is not intended as a local rental unit, must reside at least 80 miles out to reserve.

Full access to all of house, front yard, back porch and patio plus small stretch of back yard. Private house for guests with driveway.

Smoking permitted only outside on private patio area off of back porch. An ashtray is available on table outside.

Decided instead of renting, wanted to offer a nice place that would be private and comfortable where families and business people that traveled through the area could stay a night, week or month with all the amenities from home.
During your stay
No key needed, lock simply requires a code you will be emailed before your stay and you will enter in the keyless door pad above the door knob on front door. Only one code is active at a time so only you have access to place during your reservation.

I don't disturb guests but I'm always available. Please reach out if you have any questions about the property or area or if you'd like me to stop by, I live just a few minutes out. Otherwise I respect your privacy your entire stay (if it snows enough a neighbor may be seen snowblowing neighborhood including bnb, for your convenience there is rocksalt and a shovel by both front door and in driveway just in case).
