Newly built, architecturally designed modern 'barn' in the scenic valley of Little Hartley, just under 2 hours drive from central Sydney. Expansive views of the Blue Mountains escarpments and the Great Dividing Range on a country farm setting.

The space
The Black Barn is a newly built modern 'barn' set on 16 acres (although the sheep and cows use most of this space) with uninterrupted views of the Blue Mountains escarpments and the Great Dividing Range. The barn is architecturally designed and takes advantage of the incredible views. The interior has a rustic but luxurious feel that blends into the country setting. The Black Barn has all the modern conveniences to make your stay as comfortable as possible. This is a family friendly property. A lot of the design choices are based on kids having fun here. Let us know the ages of your children and we'll make sure we have the equipment you need.


The living, dining and kitchen is an open plan area with double height exposed ceilings. The dining table seats 8 people and the kitchen has all modern appliances including a dishwasher and a Nespresso coffee pod machine. The kitchen is well stocked with pantry items like herbs, spices, olive oil, tea, coffee pods, paper kitchen towel, tin foil, cling film, paper napkins etc. You'll just need to bring the main ingredients for your meals with you - everything else is supplied.


We have a clothes washing machine and a dryer and rack for drying clothes inside. Laundry detergent and other items needed are supplied. Iron and ironing board available. We use environmentally friendly cleaning products at the barn that are also septic tank compliant. There is a guest toilet in the laundry area.


The Master bedroom is located on the ground floor and has a queen sized bed, ensuite (no bath) with wall heater, hairdryer, wardrobe space, sofa, desk, ceiling fan, aircon and Bluetooth speaker. An electric blanket is available during winter. This room caters for up to 2 people only.


Bedroom 2 upstairs has a queen-sized bed, armchair, sofa, desk, wardrobe space, ceiling fan, aircon and Bluetooth speaker. Bedroom 2 uses the main bathroom which is shared with the Kids bedroom. An electric blanket is available during winter. This room caters for up to 2 people only.


Kids bedroom is called the hayloft as it has large sliding barn doors which can open and look out into the living area. The bedroom has two bunk beds. It has wardrobe space, ceiling fan and aircon. This room shares the main bathroom with Bedroom 2. Hot water bottles are available during winter. This room caters for 4 children or 2 adults (strictly bottom bunks only for adults). Note the noise insulation in this room is low due to the barn doors that open out onto the kitchen/living area. Great for parents to listen out for the kids at bedtime, but you may need earplugs if you're an adult and a light sleeper and the rest of your group are still chirpy and wide awake in the living area.


Main bathroom comes with a freestanding bath and separate shower, is upstairs and services Bedroom 2 and the Kids bedroom.


Heating and cooling: All bedrooms have reverse cycle air conditioning for heating and cooling. All rooms and living areas have ceiling fans. The living and dining area has a slow combustion fire with double-sided access/viewing and this is the only heating source for the kitchen/dining and living. Some firewood is available during the winter. Every opening door and window has flyscreens so you don't have to worry about the insects when you're here.


There is plenty to do on a rainy day. We have available 100's of movies, plus plenty of classic novels and board games. There is Lego and Duplo for the kids as well as Thomas the Tank Engine trains and tracks.


The outdoor area has a table that can seat 8 people. We have a charcoal BBQ with some charcoal supplied. We have an in-ground fire pit with some firewood supplied.


Our landscaping is young and it's a work in progress. We have planted a little orchard that will hopefully yield fruit and nuts in a couple of years. We currently have 7 sheep and 4 calves on our property that we jointly own with our lovely neighbours who live up here permanently. Our breed of sheep are called Dorpers and we have bobby calves that help keep our grass down. We will supply some treats for the kids to feed the sheep and calves.

The Black Barn is suited to families, couples or small groups and is unsuitable for large groups of adults. Only listed guests in your booking may be on the property for insurance purposes, this may impact your security deposit if this is not met. Any visitors to the property need consent from us before your stay. No commercial activities or events are to take place during your stay. No parties or gatherings allowed on the property without consent from us. We are very strict about this. Strictly no pets and no smoking. Maximum adults is 6, maximum adults/kids is 8.

Check-in and check-out times can be flexible. Tell us which times are convenient for you and if we can, we will be flexible to suit your needs.
Upon check-in, you will be welcomed in person by us and we will show you around and tell you about the important things. It will take 15 minutes of your time, please be prepared for this.

Current 2022 pricing and fee information, all year round including public holidays and peak times:

Friday and Saturday night: from $650 per night per couple
Sunday to Thursday night: from $550 per night per couple

Extra people are $50 per person per night.

Cleaning fee is $150 per stay.

Bedrooms not booked will be closed off during your stay (this is to help keep nightly rates down).

Checking in on a Friday night will require a minimum 2 night stay.

Checking in on a Saturday to Thursday night will require a minimum 3 night stay.

Public holiday weekends require a minimum 3 night stay.

Easter holiday weekend requires a minimum 4 night stay (check-in Thursday).

Prices exclude Airbnb's guest fees which typically varies around 13%.

Little Hartley, New South Wales, Australia

Little Hartley is a picturesque hamlet under 2 hours drive from central Sydney. We are at the foot of the Blue Mountains and our valley is a welcome to the beautiful Central West region of NSW. We are surrounded by many types of adventurous outdoor activities and home to many makers and creators selling their art and produce. Life is quiet and simple here although we are not far from the convenience and amenities of nearby country towns. We do our grocery shopping at Lithgow which is 15 minutes away. Blackheath is about 15 minutes drive away, Katoomba 25 minutes, Bathurst 1 hour, Orange and Mudgee 1 hour 45 minutes, Oberon 45 minutes plus all the interesting villages in-between.

Hello. My profile pic is of my family and I taken on a very cold and windy day on a beach in the North East of England. We live in Sydney and we want to share our amazing getaway, The Black Barn, with you. It's a magical place that will instantly make you feel relaxed and grateful to be in the countryside.

My talented and hardworking husband, helped build The Black Barn together with some very skilled tradespeople. He loves coming to Little Hartley to work on the landscaping - mow the lawns, do some digging and care for the young trees.

My sons love to just run around the property, pretending their sticks, timber offcuts and caulking guns are ancient weapons from the Middle Ages or from Samurai times. Don't be surprised to find the odd Nerf gun bullet in the long grass.

And I like to potter around when I'm here, soak in the view (it never gets old), admire my husband nurture his exciting new plantings and roll my eyes when I see Nerf gun bullets and 'weapons' littered all over the place.
