Our cosy, 1860's cottage has a self checkin entrance & sits in a private garden with views to the old barn. The living room, kitchenette (No oven/cooktop), bedroom & bathroom make an ideal getaway for couples. Set on a few acres, the property backs onto a treed river area. It has chickens & friendly alpacas to visit, but is a mere 5 minute walk into town. Ballan is the perfect base from which to explore Daylesford, Trentham, Blackwood, Creswick & Ballarat, all are within a 30 minute drive.

The space
Westcott dates back to the mid 1860’s, but while the rustic charm and history of the building can be seen and felt at every turn, the interior has been updated with modern day comforts. The accommodation is set up in the original cottage section of the house. Although semi detached, it is separated from the main house by the original, exterior stone walls of the cottage, making it exceptionally quiet. The cottage has its own, self check-in entrance and sits in a pretty & private garden with views to the old barn. There's no neighbours to look at, just the odd magpie, honey eater or possum!

Situated on four acres on the outskirts of Ballan, the property backs onto the meandering Werribee River. The river valley is a quick, easy walk and here you’ll often discover wildlife such as kangaroos, wallabies and an array of birdlife. Listen out for the kookaburras and keep an eye out for the occasional eagle hunting for prey. It’s equally close to the centre of town, just a 500m stroll away to cafes, supermarket, op shops and pubs.

Our family consists of Buddy our beautiful Border Collie & Pablo the rooster with his harem of girls, who are happy to provide eggs for your breakfast (except in winter). Our three alpacas - Charlie Brown, Jeff and Betty, all come running when they see guests bearing gifts of apples or carrots :) Feel free to visit them anytime!

None of these family members have any access to your private space! It’s all yours.

Guests will enjoy a completely self-contained cottage with a private entrance and access via an outdoor key safe, so you can arrive whenever you like. The garden area outside the living room is for your own private use and is a lovely shady spot to enjoy a barbecue or glass of wine on a warm day. It's also a great place to watch the birdlife cool off in the birdbath under the trees.

You’re also welcome to access the treed river area beyond the alpaca paddock. Check out our property information sheet for directions to this area. Platypuses & water rats frequent this section of the river, water levels permitting. There's also wallabies, echidnas and the occasional koala. The alpacas can be fed treats from the fence line along here ... their favourite being apples. Charlie Brown may stalk you in he sees a bag of apples in your hand!

The accommodation consists of a cosy living room which includes a dining table with views into the pretty cottage garden. There’s a spacious bedroom, a bathroom and a small kitchenette.

The kitchenette is well equipped for simple meal preparation (microwave with microwave cookware, toaster, sandwich maker, electric jug, coffee plunger, chopping boards, crockery & cutlery). PLEASE NOTE: NO COOKTOP OR OVEN
There's some basic pantry supplies and a selection of Teas and coffee.

The barbecue sits in a sheltered outdoor space if you would like to have a cook up for breakfast or prepare a more substantial meal. There’s also a small fridge and washing machine in the kitchenette.

The bedroom contains a queen size bed with a fluffy goose down doona and extra blankets to ensure you're totally warm enough. There’s also heating in the bedroom and electric blankets for those cold, wintery nights. A coat stand provides some hanging space and a chest of drawers adds storage.

The living room is bright and cosy and has a comfy sofa with many cushions for you to snuggle up on. It also has a small dining table, looking out over the sunny garden.

There's a large TV with a good range of free to air channels available, a DVD player with some movies provided, but best to bring your own favourites! A Bluetooth speaker to play music from your own device can also be used in the garden. There’s a selection of reading material including tourist information on the area. Electric panel heating & throw rugs will keep you warm!

Other things to note
Due to Covid-19 we're taking extra steps beyond our usual high standard of cleaning, to ensure this space is clean and safe for all guests. Our enhanced cleaning protocol includes:
- leaving additional time between bookings so the space is thoroughly aired.
- sanitising all high-touch surfaces like door handles, remotes, light switches etc... between guests.
- cleaning & disinfecting all surfaces & supplies thoroughly with Covid-approved products.
- washing all linen & towels on a high heat & alternating sets between guests.
- providing extra cleaning supplies so you can clean as you stay if you wish.
- only allowing 2 guests per booking to ensure safe distancing rules can be applied where required.

You’ll find a well-stocked local IGA in the centre of Ballan – perfect for grabbing fresh fruit and veggies, meat, snacks and alcohol ... for a small town their selection is good. The Ballan Farmers Market is on at Mill Rose Cottage carpark on the second Saturday of each month. There's also a deli/wine shop/Bar with a good selection of cheeses and not to forget our local butcher and fruit shop.

For those who want a quick, no fuss option for food there's a pizza shop, a local Chinese takeaway, Japanese home delivery (Bentowise), and great fish and chips at Slippery's. There's also a couple of pubs, with the newly renovated Great Western Hotel serving great meals. There's also a few cafes open throughout the day.

There are many excellent wineries and eateries in this area, in fact far too many to mention. Please check out our little ‘tourist info folder’ for information on the area with some of our favourite places highlighted. The local St Anne’s Winery in Myrniong is home to various music and food festivals throughout the year and also does tastings.

If driving from Melbourne you may like to take a detour through the Bacchus Marsh fruit and veggie growers’ area along The Avenue of Honour. You can pick your own fruit or buy freshly picked fruit and vegetables direct from the growers. The strawberries are amazing!

Ballan has a wide range of other amenities, including a swimming pool, bakery, cafes, pubs, golf course, butcher, medical clinic & hospital. Hopefully the later won’t be required during your stay.

Ballan is a charming, peaceful country town which is especially picturesque as the autumn leaves change colour. The Autumn Festival held in late March gets bigger and better each year! There are cafes, pubs, op shops and markets to visit as you wander around. Ballan is also home to Mill Rose Quilting Shop & gallery, well known by those with a passion for quilting. There's also an Art Gallery run by a local Sculptor and his Artist wife. For the sports minded there’s a lovely golf course set along the Werribee river, which runs the entire way through the town, the excellent polo field of the Yaloak Polo Club and great fishing at Bostock and Moorabool Reservoirs, which are also perfect for barbecues and a walk by the water.

Around Ballan there are several mineral springs to visit and many bushwalking areas to explore. It’s also the gateway to the Daylesford spa mecca, but a somewhat quieter option for accommodation. In less than 30 minutes, you can drive to Daylesford, Ballarat, Trentham, Creswick or Blackwood. Alternatively explore the Werribee and Lerderderg Gorges and The Brisbane Ranges. For those with a green thumb there are many outstanding nurseries in the area. Blackwood has two of the best, Blackwood Ridge Nursery & Café and The Garden of St Erth, both well worth a visit. Also the stunning Lambley Nursery the other side of Ballarat is a must. This area, particularly Gordon through to Daylesford, is fast becoming very well known for its truffle farms and during the colder months there are many truffle adventures and feasts to enjoy, but you will need to book early. The temperatures may not be so inviting, but the truffles are incredible.

During your stay
We live on the property, residing in the 'east wing' of this large, rambling house. Your space allows you complete privacy and is totally self contained. We find that most guests do appreciate and prefer their privacy and we often don't even get to meet them. We're available (via airbnb message or mobile) to ensure you have a great stay. While we may not always be on the property, we can be contacted if and when required and are usually not too far away. You may see us going about our daily chores or tending the veggie garden. Feel free to say ‘hi’ or simply ignore us (we won’t be offended!)
