OUTDOOR LOUNGE AREA, POOL & HOT TUB:
While the inside of this villa is very impressive, it pales in comparison to the outdoors.

Surrounded by numerous seating areas, there is no shortage of places to kick back and relax. Enjoy a dinner outdoors on the backyard patio furniture (seating for 6), catch some sun rays to keep up your tan, or spend the evening chit chatting on the outdoor couches and sofa chairs.

The pool contains a swim up bar to a private, sheltered outdoor grilling area. With a top of the line BBQ and and LCD TV, watch the football game while you prepare dinner! If you’re getting a little chilly, don’t worry, the pool is heated, the hot tub is even warmer, and the fire pit is the warmest! Sit around the fire and dry off after a swim, and maybe roast a few marshmallows while you’re at it. If you’re looking to practice your putting and chipping before hitting the courses, practice on our outdoor chipping and putting green.

Please be advised: An additional charge of $25/day will be added upon booking for propane fees.

Need a change of scenery? Head up the winding iron staircase to the rooftop balcony. With amazing views from every angle, it’s the only way to watch the Arizona sunset.

LIVING AREA & KITCHEN:
The living area is open concept, and boasts jaw dropping views from every corner regardless if you’re inside or outside.

Upon entering the house, it’s hard not to be impressed by the high ceilings, luxury furniture, and sheer beauty of the design. With ample seating space, the living room is furnished with a large, comfy couch that can accommodate up to 8 people and two separate arm chairs. Turn on the fireplace as it can get a little chilly at night and watch some TV after a long day in the Arizona sun.

The main living flows directly into the kitchen area. Embellished with wood, granite, and steel, the kitchen only contains the top of the line equipment and is fully stocked for you to cook up a storm! Right off the kitchen is the dining room and a wine bar room. With a shuffleboard table in the wine room, Keep a bottle in our wine fridge before popping it open at the end of the evening.

BEDROOMS:
MASTER BEDROOM:

Extremely large and a rustic design, the master bedroom contains a pillow top king size bed, flat screen LCD TV, a fireplace, and a private seating area for two. Beautifully decorated with luxurious furnishings, the master bedroom leads directly outside to the pool area. Feel free to take an evening dip in the jacuzzi before coming in at the end of the night!

The master bedroom has its very own en-suite bathroom. Well appointed, tastefully decorated, and adorned with wood and granite, the master bathroom has double vanity sinks, walk-in shower, and jacuzzi bath tub.

BEDROOM 2

Although not quite as large as the master bedroom, the second bedroom comes with many of the same benefits. With a king size bed, LCD TV, a walk-in closet, and a private exit to the pool area, it may as well be the master bedroom.

Although lacking a private bathroom, the second bedroom connects directly to a full, shared Jack and Jill bathroom with dual sinks.

BEDROOM 3

On the other side of the Jack and Jill bathroom is the third bedroom. A children’s dream, the room contains two bunk beds and a large dresser.

BEDROOM 4

With a queen bed, and LCD TV and a closet, the fourth and final bedroom of the main villa is as impressive as the rest. With two large windows overlooking the pool area and surrounding mountains, it’s a sight to marvel at!

FIFTH AND SIXTH BEDROOMS (EXTRA GUEST HOUSE AVAILABLE)

For an additional $200 a night and a $100 cleaning fee, a separate guest house is available on the property. With two bedrooms, each containing their own luxurious queen size beds, a shared private bathroom, and it’s own kitchen & living area. The extra guest house is practically its own house!

RENTAL AGREEMENT FOR SCOTTSDALE VACATION HOMES

This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

OCCUPANCY
Guest agrees that no more than no more than the maximum number of persons listed on this listing shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.

ADDITIONAL TERMS TO THE RENTAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:

1. Smoking is NOT ALLOWED.

2. Pets are NOT ALLOWED.

3. This is a private home. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

4. Keep the property and all furnishings in good order.

5. Only use appliances for their intended use.

6. There is no daily housekeeping service.

7. Pool: All children under 14 are not permitted in the pool without adult supervision.

8. Pool should be covered nightly to keep pool from cooling down and to keep propane costs down.

9. Water and Septic: The property’s water is well water. It is safe to drink, however, you may choose to bring your own bottled water for drinking. Please DO NOT flush anything down the toilets except toilet paper. NO feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $2000.00.

10. Weather/Storm Policy: No refunds will be given unless the National Weather Service orders mandatory evacuation.

11. Please cover the pool before checking out. If pool is not covered a $50.00 fee may be charged. The pool does not need to be covered in the summer months. If the cover is not available, it has been put away for the season and the pool does not need to be covered.


CANCELLATION POLICY:

IF BOOKED THROUGH AIRBNB (strict):
For a 50% refund of accommodation fees, cancellation must be made seven full days prior to listing’s local check in time (or 3:00 PM if not specified) on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.


IF BOOKED THROUGH FLIPKEY (strict):
For a 50% refund of the total cost, cancellation must be made at least eight weeks before check-in.
For a 25% refund of the total cost, cancellation must be at least four weeks before check-in.
If the guest cancels less than 4 weeks in advance, the nights not spent are not refunded.


IF BOOKED THROUGH (SENSITIVE CONTENTS HIDDEN) (strict):
Bookings must be cancelled at least 60 days before the start of stay to receive 100% refund
If the guest cancels less than 60 days in advance, the nights not spent are not refunded.


GENERAL PROVISIONS
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of Arizona, USA. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. The execution of a payment, online acceptance of these terms, or digital signature shall be deemed a valid signature.

This is a very nice resort-style home near Troon North golf course. Our group of golfers all really enjoyed the home and all its amenities during our stay. The owner even arranged to have the PPV fight purchased prior to our arrival. Only a few minor issues with master BR closet space, nighttime bugs and A/C settings stand between this property and perfection.
