Casa Bonita offers tranquility in a rural setting, but is only a 10 minute drive from Loja. The house is a traditional white washed country dwelling and is decorated to ensure your stay is pleasant and relaxing. The pool and terraces offer plenty of space for sun bathing with garden furniture provided. The facilities within the house are as you would expect for a holiday home, inc fully equipped kitchen, wifi, A/C in the bedrooms. Towels and linen except cot linen are provided, inc pool towels.

Main living room has seating for 6, coffee tables, 40" flat screen TV (some UK Channels and Spanish TV) MP3 speakers, book case with info leaflets and books. Sun room seats 6, and has table football

Fully equipped modern kitchen including sink, fridge/freezer, 5 ring gas cooker with oven, washing machine, dishwasher, microwave, George Foreman grill, toaster, storage units. Also outside kitchen featuring sink with h&c water, worktops and in-built BBQ.
Separate dining room with large table and 6 chairs, adjacent to kitchen. High chair also provided.
Notes on Accommodation:
A/C units in bedrooms and large ceiling fans in Sun Lounge. Free Wi-Fi with unlimited downloads. External wall lights to patio areas and roof terrace. Log burner in living room plus mobile electric heating elsewhere.

DVD player and a collection of DVD's. Novels and general interest guide books and information leaflets/ brochures on book shelf. Speakers available which can be used with MP3 players / Ipods. We also provide beach towels so you don't have to carry them in the luggage allowance given by airlines, so saving weight and space for the more essential items.

Outside:
Large enclosed tiled patio areas and first floor roof terrace with access via external stairs from pool patio or direct access from all bedrooms. Private tiled swimming pool (4m x 8m approx) pool is unguarded so children to be supervised at all times. Garden furniture which includes large dining table, chairs, sun beds (with cushions). 2 additional tables with chairs to be used on separate patio areas, further parasols. Outside shower (cold water only). Outside kitchen with sink (hot and cold water), worktops and in-built charcoal BBQ. There are external lights for when the sun eventually sets. Large roof terrace with views over olive groves and Sierra Nevada mountains.

Cleaning / Towels / Linen / Maid service:
Bed linen included (except cot linen), plus a change of bed linen provided. Bath/hand/beach towels provided. If cleaning and linen changes are required during your stay please arrange this on an individual basis on arrival at the house. Pool cleaned weekly.

Other:
Large Sun Lounge with comfortable furniture , inc large adjustable sofa, day beds and beer and wine fridges, table football, ceiling fans, access to the pool and patio areas. Dining Room which accommodates 6 & high chair, steps to Kitchen & steps to Sun Lounge.

Guest access

The complete house is rented as a single unit and can accommodate up to 6 people. Pool and terraces are for the sole use of our guests.

Interaction with guests

Our neighbours who look after the house for us are available should you have any queries or problems during your stay. Contact details will be sent prior to arrival.

Other things to note

There are steps down to the house from the road, and steps within the house, which unfortunately make wheelchair access very difficult.

8m x 4m private pool, fully tiled, with in-built steps. Note the pool is not guarded therefore children and non-swimmers must be supervised.
Large ground floor terraces surrounding the house on 3 sides. Large outside dining table provided to enjoy alfresco dining. 2 further tables provided with chairs to front terrace and roof terrace.

Large roof terrace directly accessible from each of the bedrooms via patio doors or via an external staircase. Views over the olive groves and the Sierra Nevada mountains in the distance.

The property situated at La Realenga 5, hereinafter the “Property” is offered for holiday rental subject to confirmation by Mr A. Briscoe, hereinafter the “Owner”.

This Contract/Terms and Conditions form the basis of your agreement so please read them carefully. Nothing in these Conditions affects your normal statutory rights.

The person who signs the Booking Form on behalf of all his/her party is hereinafter called the “Client”.

1. Making the Booking

When the Client books the Property he should return the completed Booking Form and signed Contract/Terms and Conditions to the Owner together with the £75 booking deposit plus £75 refundable key/breakages deposit, £150 total payment as the Initial Deposit. Please note that the Initial Deposit is only refundable if the booking is cancelled within seven days of the Owner receiving written confirmation of the booking.

The booking is made as a consumer for the purpose of a holiday and the Client acknowledges that no liability can be accepted for any business losses howsoever suffered or incurred by the Client.

Once the completed Booking Form, Contract and the Initial Deposit have been received and accepted by the Owner, written confirmation will be issued to the Client. The contract between Client and Owner will only be formed when written confirmation is sent to the Client and is subject to these Terms and Conditions. The Owner reserves the right to refuse any booking prior to the issue of written confirmation. If this occurs, any money which has been paid to the Owner will promptly be refunded to the Client.

The Client should carefully check the details of the written confirmation and inform the Owner immediately of any errors or omissions.

2. Paying for the Booking

The Client is required to make payment for the Rental balance at least eight weeks prior to the Arrival Date as set out in our written confirmation. If the final payment is not received by this date the Owner has the right to re-let the property without refunding the Initial Deposit and the Client will lose the reservation.

The £75 key/breakages Deposit will be returned to the Client upon receipt of the keys by the Owner. The Owner will retain the full £75 if the keys are not returned. Any damage to the property will be charged at cost in accordance with the conditions listed above.


3. Client Cancellation/Amendment of Booking

If the Client needs to cancel or amend the booking he must telephone the Owner on the number shown on the written confirmation as soon as possible.

The Client will also be required to confirm the cancellation in writing or by e-mail to the address shown on the written confirmation. A cancellation will not take effect until the written confirmation is received from the Client.

If the Client cancels the booking within seven days of receiving written confirmation, the Owner will refund the Initial Deposit that the Client has paid to the Owner. After such period, if the Client cancels the booking more than eight weeks prior to the Arrival Date, the Owner will retain the Initial Deposit and refund the Rental balance of any money the Client has paid.

If the Client cancels the booking less than eight weeks prior to the Arrival Date, the Owner will retain the Initial Deposit and the Rental balance / Part Rental Balance as follows:

Up to 8 weeks - no cancellation charge.
4-8 weeks - 50% of rate refunded.
2-4 weeks - 25% of rate refunded.
Less than 2 weeks - no refund

The full rental Rental balance may be refunded to the Client after the 8 weeks if the Owner is able to secure an alternative booking for the same dates for the Property.

4. Owner Cancellation/Amendment of Booking

The Owner would not expect to have to make any changes to the booking, but sometimes problems occur and the Owner may have to make alterations or, very occasionally cancel bookings.

If this does happen, the Owner will contact the Client as soon as is reasonably practical and inform him of the cancellation or the change to the booking and, if it is necessary to cancel the booking, the Owner will refund the balance of any money paid by the Client. No further compensation will be payable by the Owner.

5. Accommodation

The Client can arrive at the house after 15:00 hours on the Arrival Date of the holiday and must leave by 10:00 hours on the Departure Date. Times maybe flexible but are subject to bookings prior to and after the Clients booking.

If the Client fails to arrive by midday on the day after the Arrival Date and does not advise the Agent of the anticipated late arrival, the Owner may treat the booking as having been cancelled by the Client.

6. Client Obligations

The Client agrees to comply with the Regulations [included in these Terms and Conditions and any other regulations reasonably made from time to time and ensure that all members of the party observe them.

The Client agrees to keep and leave the Property and the furnishings, kitchen equipment, crockery, glasses, fixtures and fittings clean and in good condition.

The Client agrees not to cause any damage to the walls, doors or windows of the Property nor to do anything that may be reasonably be considered to cause a nuisance or annoyance to the Owner or to any other occupier of adjoining or neighbouring properties. The Client agrees that use of the pool is at their own risk and must ensure it is used safely by all members of the party and adequately supervised. If any damage is caused the Client must contact the local representative as soon as possible after the incident and inform them of the damage etc.

The Client agrees to take all necessary steps to safeguard his personal property. No liability to the Client is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by negligence of the Owner.

The Client agrees to ensure that each member of the party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).

The Client cannot allow more people to stay in the Property than expressly authorised, nor can the Client significantly change the makeup of the party during the stay in the Property unless prior agreement is made with the Owner, pets are not allowed into the Property. If the Client does so the Owner will treat any of these circumstances as a cancellation of the booking by the Client.

The Client agrees to allow any representative of the Owner access at any reasonable time during the stay for the purpose of essential repairs and maintenance.

7. Complaints

Every effort has been made to ensure that the Client has an enjoyable and memorable holiday. If however, the Client has any cause for complaint it is important that remedial action is taken as soon as possible.

It is essential that the Client contacts the Agent if any problem arises so that is can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless the Agent is promptly notified. Discussions of any criticisms with the Agent whilst the Client is in residence will usually enable shortcomings to rectified straight away. In particular, complaints of a transient nature, (for example, preparation of the house, replacement of gas cylinders, heating of the Property) cannot possibly be investigated unless registered whilst the Client is in residence.

If any complaint cannot be resolved during the holiday, the Client must write to the Owner with full details within 28 days of the end of the rental.

8. Owner Liability

The Owner shall NOT be liable to the Clients

- For any temporary defect or stoppage in the supply of public services to the Property or in respect of any equipment, plant, machinery or appliance in the property, terraces or swimming pool
- For any loss, damage of injury which is result of adverse weather conditions, nor war nor strikes nor other matters beyond the control of the Owner
- For any injury to the Client or his party or persons visiting the Client regardless of how the injury was incurred
- For any sum greater than the amount paid by the Client for the rental period

9. Law

The contract between the Client and the Owner is governed by the law of England and Wales and we both agree that any dispute, matter or other issue which arises between us will be dealt with by the Courts of England and Wales.
