The space
IMPORTANT Notes BEFORE making your decision to book:
1. RURAL LOCATION. Some mobile reception but NO TV, NO WIFI. Please pay special attention to 'Other things to note' (below) & ALL 'Health & Safety' issues (under 'Things to Know' at the bottom of this listing).
2. We welcome and provide a safe space for guests of all races, faiths, genders and orientations.

The Farmhouse is tucked away near the end of a scenic private road. The historic family-owned Birkenburn Farm has abundant wildlife, birds and farm animals. Guests are free to explore large acreage - marked walking trails, run or ride on the private road, natural play, picnicking, dam swimming, bird and wildlife-watching, photography and exploring the beautiful bushland, creek and peaceful rural environment. (Be conscious that there are 2 small private camp sites, elsewhere on the farm.)

The Farmhouse features modern country styling with art, collected pieces and unique furnishings. Your group will enjoy plenty of space, with several living areas, well-designed outdoor spaces, 5 comfortable bedrooms and 3 spacious bathrooms.

Stunning views from every room, through landscaped gardens to idyllic bush and farmland. Luxuriate in big comfortable beds with quality linen. Relax on one of the long lounges and enjoy the many games, books, magazines and DVDs. Indulge in long fireside lunches around the huge table with family and friends. Get creative in the kitchen; fully-equipped with 5-burner gas stove, electric oven, fridges, dishwasher, coffee facilities and more. Retreat to the Bunkhouse lounge for a quiet spot to chat or read.

Enjoy a BBQ on the large sunny deck, or toast marshmallows on the fire-pit terrace under a million stars. The established garden is fully enclosed to keep younger children or dogs safe. Dine under the wisteria-covered pergola - our huge table seats 16! Relax in the hammock under the oak tree, kick a ball on the large lawns. Lots of free outdoor parking space.

The Farmhouse is exclusively available to only one group at a time. You will enjoy private access to the main house and garden facilities plus the number of bedrooms required for your group size.
With AirBnB, price varies according to number of guests. When booking, please enter the correct number of guests (up to 16) to see the right price - if it is above your expectations, you are able to cancel penalty-free within 24 hours of making the booking. (We don’t negotiate discounts, sorry.)

Your private indoor & outdoor living spaces include:
- Main house open-plan living & dining
- Kitchen & sunroom
- Bunkhouse living
- Large outdoor deck with bbq and outdoor dining
- Separate outdoor bath deck behind the Studio
- Gravel terraces with firepit, outdoor lounge and long shady dining table
- Outdoor dining area under the oak tree (with hammocks & swings)
- Large lawn areas surrounding the house

We'll send you a checklist to select the bedrooms your group will need.
- ROOM 1: 1-2 people (king or 2 single beds), share Bathroom 1
- ROOM 2: 1-2 people (king or 2 single beds), share Bathroom 1
- ROOM 3 "The Nook": 1-3 people (double bed below & single bunk above), share Bathroom 2
- ROOM 4 "Studio": 1-4 people (king & 1-2 singles, or up to 4 singles), private ensuite Bathroom 3.
- ROOM 5 "Bunkhouse": 1-6 people (2 x triple bunks - double beds below & singles above), share Bathroom 2.

All 3 bathrooms have showers & 2 vanities. Bathrooms 1 & 2 have separate toilets. Bathroom 2 has a bathtub.
A travel cot is available on request, which fits in Rooms 1, 4 or 5.

You can arrange to bring a maximum of 3 outdoor dog(s) by agreeing to the Farm Dog Policy. We can supply the following:
- 2 portable dog kennels with mats, on undercover deck
- Food & water bowl
- tie-out cable and / or chain

You have access to most areas of the farm, please check if you are unsure of the boundaries. No access to: host's house and garden or occupied private camp sites. From the Kings Hwy, the first 2.7km of our private 7km gravel road is shared with 2 neighbouring properties; you may run, cycle or drive the whole road but do not leave the roadway area under any circumstances while in the neighbouring properties. Please ask us if you'd like any more information.

Other things to note
The Farmhouse is set up to provide maximum comfort and enjoyment to our guests. Please remember however that we are a rural location, so we feature some differences to city accommodation (part of the charm of "getting away from it all"!)
These include:
- 6.5km DIRT ROAD access from highway to AirBnB - rain can affect its condition. Accessible by 2wd and small cars, but contact us for updates if concerned.
- RAINWATER ONLY supplied (use water carefully - short showers please!)
- MOBILE COVERAGE CAN BE PATCHY.
- NO WIFI CONNECTION
- NO TV RECEPTION (however there are board games, a DVD player / screen, stereo with bluetooth & usb connection, books, plenty of outdoor activity!)
