We thank you for taking the time to provide a detailed review and comments - this helps us to tailor our offer and website details. Our comments as follows:
1/ The garden of La Pastorale is 3000m2 organized in terraces in front of the house and "nature Provencale" behind the house. Our guests are welcome to use any part of the garden space, we will highlight this in the description. The outside eating "terrace" of the apartment may be considered small (8m2) in a garden space of 24m2 - this has also been described as cosy (for 4) or intimate (for 2) - each to their own !!. We do take into account your comments on the laundry space and drying lines and have plans to move these in the future - in the meantime we are usually very careful to respect our guests space and intimacy here and apologise if this has not been the case during your stay with us. We will amend written details on the site to illustrate that this apartment forms the ground floor of a family house with its own access and amenities. The garden and terrace photos are clearly presented on the AirBnB's site with no hidden aspects.
2/ Kitchen is 7m2 for an apartment of 35m2. Equipped with oven, 2 hot plates, fridge, workspace, coffee machine, toaster, all crockery and cutlery and cooking utensils and a great view. We have never had a comment regarding the practical aspects of the kitchen and would be interested to hear details regarding the acrobatics required to prepare a delicious meal for 2 in such a space. The apartment has been awarded 3 stars out of 5 by the local "Office de tourisme" and the kitchen photo's on the site are representative of this space.
3/ The apartment is placed 500m from the train station. At night, last train is at 11:30pm and 1st train at 5:30am in the morning; trains' speed is regulated in the evening and early morning to respect inhabitants' sleep (less than 10km/hour) . Wherever you stay in Menton, you may hear the train if you really pay attention because it is a small city. In conclusion, "La Pastorale" is usually recognized as a peaceful place where one sleeps well with an excellent bed and welcoming little attentions such as bed already made when you arrive and bottle of fresh rosé in the fridge.
I hope that these precisions will help our future guests to draw their own opinions and hope our adjustments on the terrace will suit you in the future if you are still planning to come back in Menton as you mentioned on our guests' book.
