Fully furnished, 2-bedroom second floor apartment. 2 twin beds are available - one bunk bed and one pullout bed. The bathroom is shared and there is free parking. The host lives in the second bedroom and shares the apartment space. Bedding, basic toiletries and breakfast are provided. A cat and a dog live in the apartment as well. The apartment is about 20-40m walk to the UB North Campus Student Union and near grocery stores/restaurants/pharmacies/shopping.
The Apartment :
The property is a rented 2-bedroom apartment shared with one female host. The apartment is decorated cheerfully theme and has 2 pets - a boisterous medium sized dog and a quiet but friendly long haired cat. Guests may use the sofa and recliner for watching Internet TV (Amazon TV, YouTube channels) or their own DVDs off a medium flatscreen TV. Guests can also sleep on the couch (optionally) if preferred or if there is an extra guest in the group (please let the host know in advance). A small kitchen with a dishwasher, fridge, microwave and oven may be used by guests for cooking or storing food. Dishes, pots/pans and silverware are available for guest use. A small dining area with a bar-counter height dining table is located next to the kitchen.
Guest Room Rules : I'm a big believer in providing guests their privacy, autonomy and space during their stay. As a result, the host is minimally intrusive into the guest room during stays UNLESS guests request for the host to enter for exceptional reasons like help with bedding or cleaning. Guests are expected to keep the guest room space quiet, clean and free of messes and stains on their own during their stay.
The guest room is furnished with a large sliding door closet for optional luggage and clothing storage, a wooden drawer storage unit and 2 twin-sized beds. A tall mirror is available on the sliding closet door. The room door has clothing hooks. The room door can be locked from the inside of the room only and does not have a key for access (note : guests are provided a small lockable security box for convenience). The drawer unit contains basic traveler needs : besides drawer space, a first-aid kit, a basic hairdryer, personal-sized hand sanitizer, clean trash bags, disposable tissue-paper towels, Kleenex, disinfectant surface wipes. Guests may use these items for personal use and are expected to use these items to keep the guest room generally clean after use.
The apartment is located next to the UB North Campus on the north end. It is a 10 minute drive to grocery stores on/off Maple Road (Walmart, Aldi, Tops, Wegmans, etc) and malls (Boulevard Mall, Niagara Falls Boulevard, etc). It is a 10 minute drive to the UB South Campus near Main Street, a 20/30 minute drive to Elmwood Avenue and downtown Buffalo/downtown UB medical campus. It is about a 30-45 minute drive to the American side of the Niagara Falls and to the Canadian border at Lewiston or the Peace Bridge depending on traffic.
Guests can access the guest bedroom and the entire apartment (living room, dining room, kitchen, sundeck). Note : the apartment occasionally undergoes maintenance by the management of the neighborhood apartments (it is a rental serviced apartment). In the event of these maintenances, guests may expect certain small changes, such as furniture rearrangements, during their stay. Guests share a bathroom and kitchen with the resident host (1 full bathroom - toilet, bathtub) in the apartment. Guest bedroom, living and dining room and apartment kitchen are available for guests to use freely. Kitchen and bathroom amenities are labeled for guest convenience. Bath and hand towels are available. Shampoo, shower foam and a hair dryer are available. Cleaning supplies for the apartment are available. Guests are expected to be clean and responsible for themselves during their stay. Guests are welcome to cuddle the pets (if they allow guests to do so and are not shy/scared of guest approach) in the house. A simple free breakfast is shared in the mornings with guests. The apartment is on the second floor. A flight of stairs is needed to be climbed to enter the apartment - guests with mobility issues or heavy luggage please inform the host or make arrangements prior to check in to enable a smooth stay. note on sundeck : The sundeck is smallish, and is also shared by some pet accessories. While guests are free to access the sundeck, it is not furnished or generally used for recreational use by the host (besides some basic deck chairs).
Guests may use the card-operated washer and dryer on the first floor. A laundry card is provided and attached to the guest keycluster. Heat and air-conditioning is available and work well for the summer and winter.
Interaction with guests
Very quiet, friendly apartment complex with a pleasant landlord, friendly and pleasant Airbnb host and friendly college-age/young family neighbors. A friendly cat and a boisterous tall puppy - live in the apartment with the host!
Other things to note
A dog and a cat live in the apartment, so guests with pet allergies, please take note. Please be kind and gentle to the animals! The neighborhood is near UB, so most residents are around college-age. This sometimes means that young children/young families/students and their boisterous, joyful nature are heard/seen around the neighborhood. Other nearby apartments have pet cats and dogs as well, and do frequent the neighborhood and parks/walkways close by.
Bored? If you are bored and are simply looking to take a walk close by, Ellicott Creek Trailway (5 mile paved easy-walking trail) and Maple Road (stores, restaurants etc) do not require a car to reach for most. Rarely, some neighbors occasionally smoke cigarettes within the neighborhood, but there is no smoking of any sort allowed in the host apartment by all residents/guests. The UB North Campus itself offers a good opportunity for exploration. It has a Center for the Arts, a large Gymnasium with a fitness center and pool (these both can be used by the public with a flat entry fee - see the UB Alumni Arena website for more details!). The Student Union and Commons buildings are also busy places with lots of buzzing college activity, campus food outlets and campus club rooms for enrolled UB students. The UB Campus shuttle Blue line can be accessed from the on-campus residences of Creekside Village or Flickinger Court shuttle stops nearby, which are about 10-15 minutes on foot from the host apartment.
The apartment is furnished with the basics and best for small groups or single
travelers. It is
not fancy! No outside visitors other than booking guests themselves are allowed into the apartment for safety purposes. Small gatherings and events can be planned prior to the event with the host. If interested, please provide dates, times and any requirements. Please be respectful of the pets' needs for physical and mental comfort, the apartment is their living space as well. Please keep general noise to reasonable levels for the interest of other residents in the apartment complex. Internet, wifi and Internet TV are available. Guests are expected to be clean, quiet and responsible for themselves during the stay. Damage or losses made to apartment property by guests will be charged to guests financially. Guests are expected to access guest access areas; not the host bedroom, or apartment storage. Please be mindful of the safety and happiness of all residents and animals in the household and neighborhood.
