My place is close to Ashdown Forest and half hour drive to the famous Glyndborne Opera House. Sussex Coast is also within easy reach. Royal Tunbridge Wells is 20mins away with the famous Pantiles, There are many historical Villages nearby including Mayfield and Burwash. My large garden is full of wild life with two resident badger sets. White Deer are frequent visitors and can often be seen at dawn and dusk from the terrace. And of course there are many foxes.

Guest access

My guests have full access to my very large garden and paddock area which is full of wild life.

Interaction with guests

I am always on hand when needed and can suggest lots of good local pubs for meals.
I have all the bumph on the fabulous walks around this area and details of the very many historical places to visit also.

Other things to note

My guests own very private roof terrace is the prefect place for 'star gazing', enjoying an evening glass of wine and having breakfast.
Please note that there is not a walk in shower. The bath however, does have an attachment for washing your hair.

- My cats own the house, Guests must like cats. There are lots of stairs which make it unsuitable for the very elderly and it is not suitable for very tall people due to low door frames. Although central areas are very, very high.
Smoking is allowed on your private roof terrace or in the garden. I do have the odd cigarette in my work room which well away from everyone.
Please, no winter or wet shoes through the carpeted area of the house. Light weight summer shoes are fine. You can leave any shoes in the Lobby if you wish.
VELUX WINDOWS: When raining or if rain is expected. please make sure lelux windows are not open more than about 30cm (1 ft).
HOT TUB: In order to keep the hot tub water fresh and clear please make sure body lotion is washed off before entering the tub. If your bathers have been rinsed in fabric conditioner please rinse them in clear water also before entering the tub.
If you wish to use the hot tub please try to give me advance notice.
Please make sure that the extractor fan is on when using the bathroom.

Me and boyfriend stayed at Joanne's for two night for a countryside weekend away. Safe to say we had the best time! Joanne couldn't have been more helpful and welcoming. Upon arrival she made us feel very at home in her beautiful house. The loft conversion was perfect with everything you could want. Joanne had been so thoughtful and even stocked up the fridge with bit and bobs for us. We couldn't believe our luck that we'd found somewhere so wonderful. I think we both agree that some of the highlights of our stay were the roof terrace with stunning views and the hot tub which Joanne kindly prepared for us when we returned from our day out. We didn't know very much about the area but Joanne gave us some ideas about what to see. She has lots of walking maps and books for those wanting a countryside stroll. We had a perfect and memorable weekend, thanks Joanne!

A marvellous experience! The accommodation is actually a full suite. The fridge is stocked with basics, Joanne is a wonderful host, the house, garden and countryside spectacular - very strongly recommended

Jo's place is just brilliant!!! It's within easy reach from London (for cyclists it's just a short ride from the train station at Buxted) and feels a million miles away from the city! It was a perfect mini break, after just 24hrs there we felt totally refreshed and just loving the sweet apartment, the fresh air on local walks, beautiful clear night skies from the roof terrace, and hanging out in the mega hot tub drinking wine! Jo was the best host – thanks Jo, for making us feel so at home! <3 Would love to come back!

Could not fault our stay here. The place was beautiful, Joanne went out of her way to make us feel welcome. We arrived quite late, but Joanne even came out with a torch to meet us! The fridge was very well stocked and she set up the hot tub for us to use in the morning, which was lovely! I would definitely recommend staying here, it's peaceful, quirky and romantic!

Joanne's place is a home from home. There is always milk, bread and eggs in the fridge along with wine and beer. Perfect. The Hot tub is wonderful whatever the weather. But the best part of this Air b n b is the host, she is so welcoming, even if you are late, always the right balance between being available, and giving privacy. She seems to be able to tell when you want a chat, or when you are seeking pure silence. The grounds are spectacular. WE have stayed here before in glorious sunshine in the summer, and this time it was gloomy weather but the grounds are just as beautiful, its very quiet, perfect to relax and refresh. We will stay here again soon I hope. Liz and Tom

Wilf and I absolutely loved our stay at Jo's. She was so lovely and friendly but also really respectful of our privacy and made us feel really at home, offering far more than you would expect from a host. We spent a lot of time on the private balcony where we saw shooting stars and incredible views, and the hot tub was great too! Thoroughly recommend staying there. We'd love to stay again!
