The space
Beaumonts beach apartment is located right on the beautiful Belongil Beach. Belongil Beach is perfect for swimming, surfing and is also dog friendly. The property has a total of 2 queen bedrooms and 1.5 bathrooms.

A rustic beachfront apartment with a fully equipped kitchen, high raked ceilings, and wonderful ocean views - watch the surfer's out the front whilst having your morning cuppa!

Beaumonts Beach Apartment opens out onto a small deck; the perfect spot to read a book in the morning sun, BBQ, or have a sunset drink before dining at one of Byron Bay's iconic restaurants.

Private entry, outdoor shower. Full bathroom downstairs with shower, laundry facilities and ocean views from the bath.

The apartment is dog friendly, however, the yard isn't fully fenced. Please let us know if you're planning on bringing your dog. Thank you.

The apartment has its own private grassed area with outdoor table and sun lounges. You will share the beach access (stairs) with the guests below if its booked.

Guest access
Two bedroom private apartment. If the house downstairs is booked during your stay they have their own grassed area separate from the apartment. We ask that both groups are mindful of each other and keep noise to a minimum. Please also be mindful of loud footsteps so the guests aren't disturbed downstairs.

**You are booking the upper level of the house. The downstairs house can also be rented by your group or another Airbnb group (sleeps up to 8 guests).

Other things to note
ARRIVAL & DEPARTURE
Check In is from 3.00pm and Check Out is 10.00am. Early arrival, late departure and luggage storage may be possible by prior arrangement only. This is not always possible so please contact us in advance. On departure please check you have all of your belongings. A minimum charge of $40 will be incurred to have any items returned to you.

BARBECUE
You are welcome to use the BBQ on the deck. For the comfort of all guests please let us know if the gas is getting low. The BBQ must be cleaned after each use and the gas bottle closed off. A minimum charge of $50 will be incurred if the BBQ is not cleaned. BBQ utensils can be found in the kitchen

BEACHES
If you are not familiar with the surf it is recommended you swim only at patrolled beaches between the red and yellow flags. Byron Bay Main Beach is patrolled year round, and Tallow Beach, Suffolk Park, Broken Head, Wategos and The Pass are patrolled during the Christmas period.

BEDDING
2x queen beds. A trundle bed is available on request for an additional fee. Trundles are suitable for children or young adults.

CANDLES & FIRE
You are welcome to use candles however never leave a candle unattended and always extinguish completely when not in use. All other fires are strictly prohibited.

CHILDREN
Your children are welcome but for their safety please keep a close eye on them as the property is not fully fenced, and access to the beach is unrestricted.

CLEANING
The property must be left the way it was found, however please place all used towels on the floor of the bathroom, and ensure all dishes are washed, dried and put away. Please be mindful when using fake tan and make up as any excess up as any excess on linen, lounges or other furniture will incur a fee. Fees will be charged for any excess cleaning above normal use, and will be taken from the Bond.

COTS & HIGHCHAIRS
Portable cot and highchair are available with prior request. We ask guests to provide own cot linen/blankets. There is a $25 (plus Airbnb fees) one-off fee for use of the cot and/or high-chair.

DAMAGES & BREAKAGES
You must inform us of any damage or breakages during your stay. All damage and breakages must be paid for. Please contact your hosts for any maintenance issues arising during your stay.

FIRST AID KIT
A first aid kit is located under the kitchen sink.

FRIDGE & FREEZER
Please discard any unused food items from the fridge prior to your departure.

GARBAGE & RECYCLING
The Byron Shire Council operates a three bin service; a weekly GREEN organic waste service, a fortnightly YELLOW recycling service, and a fortnightly RED landfill service. Please refer to the leaflet on the fridge for information on which bin to use. All rubbish must be put in the correct outside bins on Tuesday and before departure. Bins are located behind the fence in the front yard. A fee per bin will apply to contaminated bins. In an effort to reduce waste we buy bulk products and refill our kitchen, laundry and bathroom liquid bottles. Please do not throw out if empty.

INTERNET
Wifi is provided for using email, instant messaging, internet browsing and using apps. Illegal or dishonest use will result in immediate eviction, complete loss of Bond and will be reported to the authorities. Connection in Byron can be poor, especially in peak holiday season.

KEYS
Please leave your key in the lockbox for all guests to use during your stay. A callout fee will apply for any lockouts and a replacement fee applies for any lost keys. On departure please secure the property and leave the key in the lock box.

LAUNDRY
A washing machine and dryer are located in the downstairs bathroom. Please empty the dryer filter after each load.

LIGHTS & APPLIANCES
Please turn off all lights, fans, air conditioning heaters and appliances when not in use or when leaving the property.

LINEN
Bed linen, bath linen, tea towels and beach towels are all supplied.

NETFLIX
Netflix is logged in and available for your use. Please use the Guest profile.

NOISE & PARTIES
The property has a strict noise curfew between 9.00pm and 8.00am. Parties and excessive noise are absolutely forbidden, and may result in complete loss of Bond and/or immediate eviction. Please also be mindful of the neighbours when entering or exiting the property and minimise noise, especially late at night. Please be mindful of guests in the house below and reduce running, stomping or heavy stepping as this will echo from the stairway and upstairs apartment through the house below.

PARKING
There is an allocated parking space in the first driveway in front of the gate. Parking in the street is subject to council restrictions. Please check the signs to ensure you or your guests are not fined. Please do not obstruct any neighbouring driveways, car parks or access at any time.

PESTS
In our tropical climate you may notice more cockroaches, flies and ants than you might be used to. This property undergoes regular pest control treatment, however if you find any unwelcome visitors we have provided a can of spray under the kitchen sink.

PETS
Beaumonts Apartment is pet friendly with prior consent. Please provide its age and breed. We accept well behaved dogs, however, we do need to make sure they're suitable for the property before accepting your reservation.

We ask that pets do not go on the beds or furniture and that all poo is picked up on departure. If these rules aren’t followed or there is an excess of pet hair or sand, a pet cleaning fee will be deducted from your Bond.

In the Byron Shire it is your responsibility to collect your animal droppings and dispose of them in landfill bins. Please dispose of these directly in the outdoor landfill bins and not inside the property. Please remove sand from your pets prior to entering the property.

Please be aware that there may be other pets on the property and if yours is not well socialised please keep it on a lead at all times.

SAND
Please remove all sand before entering the property. Sand is easily concealed in towels, clothing and on the bottom of beach bags. Any drain blockages caused by sand within the house may incur a fee and will be taken from your Bond. Excess cleaning resulting from sand will incur a fee and may be taken from your bond.

SECURITY
Whenever you are absent from the property please close and lock all windows and doors to maintain security and prevent rain and water damage.

SHARED SPACE
The grassed area from your front door to the beach stairs is exclusively yours. The deck and remaining grassed areas are for use by the downstairs guests only. Access to the beach is shared with the downstairs guests via the beach stairs. To have exclusive use to all areas you need to book the House & Apartment together. Contact us for rates and availability. This listing is for the Apartment only and there may be other guests in the downstairs House during your stay.

SMOKING
Smoking is restricted to outdoor areas only. Ashtrays must be emptied and cleaned on departure and cigarette butts removed from the lawn. Any damage resulting from smoking will incur a fee and be taken from your Bond.

VISITORS & GUESTS
Maximum overnight guests are listed on your invoice, and may not exceed 4. No additional guests or visitors are permitted on the property. Extra visitors or guests may result in complete loss of Bond and/or immediate eviction.

Please be mindful of guests staying in the house downstairs.
