The 4 bedrooms can accommodate up to 10 guests, 2 bathrooms, 2 completely separate living areas, multiple outdoor undercover entertainment areas, solar heated swimming pool, fire pit during winter, a modern kitchen, coffee machine, Wifi, 2 x Apple TV units.
Upstairs is the elevated gathering space, a stunning open plan living and entertaining area with floor to ceiling sliding doors opening out to front and rear balconies - alfresco living is just one step away.
The kitchen and dining area is perfectly positioned offering a direct visual of the back yard and comes fully equipped with stainless steel appliances, a gorgeous Tasmanian oak dining table, a large island bench, plenty of crockery, glassware, cutlery, and every appliance necessary to allow for effortless cooking at home.
Beautiful light-filled lounge area with low line couches, flat-screen TV, apple tv unit, and a sensational rural outlook of the hills to the east.
Upstairs is completed with the master king-size bedroom which has its own access to the front balcony and an all-in-one stylish bathroom.
Downstairs is a perfect spot for the children or a great teenagers retreat with a large 2nd living area complete with flat-screen apple tv, and kids corner/ board games.
You will also find the main 3-way bathroom, laundry and three other bedrooms located downstairs.
The backyard is really where the fun times happen – A stunning solar heated pool fully fenced along with an undercover gazebo area to sit and relax. (Closed during the winter months) when the little fire pit takes over !

Normanville is a stunning beachside township, with a heady mix of cafes, restaurants and coastally inspired retail shops, neatly tuck in between the hills and the pristine dunes. The beach is beautifully sheltered with clear blue water and fine white sand - popular for swimming, fishing off the jetty and beach cricket.
Location: Bungala Fields, a short walk from the township

Downstairs – Bedroom 2: Queen bed, Bedroom 3 also has a Queen bed, and Bedroom 4 has 2 bunk beds (offering 4 singles)
Bathroom: One is located upstairs and downstairs to include a bathtub, outdoor shower adjacent the gazebo.
Special features: Solar heated swimming pool - Note pool is closed from the end of April and opens in early October.

Please use the side gate to enter with pets, key will be provided at check in.
Fenced: Fully enclosed rear yard.
Carport: Undercover carport available (1 car spot)
Cleaning: A cleaner will be hired on your behalf and the cost is included as part of your overall rental fee.
The clean up and exit tidy requirements around cleaning up and putting away dishes, putting bins out etc are included on the fridge and in the guest handbook.
Bedding: All quilts, quilt covers are provided, all mattress protectors are provided, and all pillows are provided. However, welcome to bring your own pillows, it is your home while you are here after all.
Linen: All Provided
Sheets and bath towels are all provided and the cost is included in your rental fee or you can choose to bring your own. Just need to bring your own pool towels.

Please, if you wish more guests to stay, than the initial number you have booked and paid for, we can usually accommodate, but please let us know well in advance so we can arrange the bedding, linen and towels etc to ensure your guests experience is just as good as yours.
Longer Stays @ Splash 💦
Stays more than 14 days will require a mid stay clean to keep the property at its best.
Cleans for 2 week stays or more are required on a weekly basis to maintain the standard of the property.
Fresh towels and linen will be provided and products topped up. This mid stay / or weekly clean and fresh laundry will be at an additional charge to cover the cleaner and laundromat fees and is separate to the exit clean fee included in the initial booking. The mid stay / weekly clean / laundry charges will dependant on the number of beds / rooms being utilised.
All invoices will be provided for complete transparency.
The Pool 💦
There is no guest access to the pool shed. The pool is maintained by our professional pool cleaner and will be cleaned just prior to your arrival or during your stay, subject to their regional run.
Normanville does get windy, so there maybe leaves in the pool even after cleaning. There is a leaf net and long pole for getting leaves out, please return it to the hooks on the fence when finished.
Other things to note
ID
If you are not already a 5 star Airbnb confirmed guest, you will likely be asked to provide photo ID and the names and ages of all guests.
BBQ
Please refill the gas bottle when you use the BBQ to ensure it’s full and ready for the next guests. Please send through a receipt from Mitre 10 and we will repay you.
Hot Water
If the hot water stops working, switch to the next gas bottle, by turning on the opposite bottle, located on the right hand side of the home behind the small gate in the rear yard.
Please let us know if you switch bottles so we can order a new bottle we would hate future guests or you on a return visit to run out of hot water, especially in winter 🥶
Pool
The solar heated pool in our backyard is seasonal, open from early October through until the end of April. Please carefully place the pool blanket cover on after each use so it stays warm for you and this also keeps any leaves out.
Winter
A Fire Pit is available during winter / non fire ban times of the year with some wood provided. Please do not place charcoal, embers or partially burnt wood in the plastic council bins. They can catch on fire. Use the small metal bin provided.
Cleaning & Laundry Fees
The standard cleaning fees as stated applies, but if excessive cleaning or laundering is required due to the state of the property or excessive linen stains etc then additional fees will apply and will be charged through the Airbnb portal.
The cleaners do choose to take pre and post stay photos to ensure a great guest set up and experience.

This is a quiet and secluded neighbourhood with predominantly owner occupiers. The cul-de-sac location means there is no through traffic. You can hear the waves when they are crashing against the sand and the cows from the hills to the east, which we love.
