Named after Nikos Kazantzakis, the author of Zorba the Greek, Villa Kazantzakis, is a simple one-bedroom detached holiday home set in its own garden in a peaceful olive grove, 10 minutes walk to the fine sandy beaches, bars and tavernas of Stoupa. The location combines private seclusion with proximity of a small supermarket (100m), bus stop (200m), hypermarket (400m) and beautiful Kalogria beach (0.8 km). A full kitchen and outside dining space give further independence.

The space

The property comprises: an air-conditioned living room (with ceiling fan, music system, sofa, pouffe, small desk and bookcase of English books), a double bedroom (with 1.6 x 2m double bed, ceiling fan, mosquito net, room safe, wardrobe and drawers), a fully-tiled shower room (with washbasin and WC), and a well-equipped kitchen (with hob, fridge with freezer compartment, electric kettle, toaster, slow-cooker, pots, pans, utensils, crockery, glassware etc.).

There is a taverna-style table and chairs on the terrace, two sun beds, an alternative shaded sitting area between the olive trees in the garden and a stock of candles for evenings outside.

Wi-fi is available with coverage in the house, terrace and throughout the garden via a ‘mi-fi' unit (mobile data) at the cost price of €10 for 15 GB paid directly on the mobile operator's website. Alternatively almost all the local tavernas and bars now provide free wi-fi.

For late night returns in the dark, there is a small LED torch hanging by the door and a large motion-sensitive floodlight covering the lane outside the entrance door.

A large water tank provides back-up water to flush the loo during the inevitable summer water outages.

Guest access

Access to the whole house and 500 sq m garden. We have two 'landlords' cupboards and a shed in the garden for our own things and these are locked and marked private.

Interaction with guests

Guests have the telephone number of our friend who acts as a point of contact in case of any issues.

Common sense rules!

A supply of olive oil from the five trees in the garden can be found in the kitchen. We also leave many cooking essentials such as salt, pepper, vinegar, lemon juice, soy sauce, herbs etc. for the convenience of our guests. Please just replace any that run out during your stay.

Similarly for breakages. Please just replace with something similar from katerinas (upstairs) on the main road and either email me or make a note in the visitors book.

Pets permitted as long as they do not harm the property and obviously clean up after them.

Tim's little place is an amazing place to stay. We spent 10 days here in the height of August so the air con was incredibly welcome. We loved the privacy and yet easy access to shops and restaurants. The recently added slow cooker was a godsend. Pop down to the butchers at the bottom of the lane, get a bit of goat add lemon juice, oil, garlic, oregano and a dash of water leave on high for 5-6 hours and enjoy. The kittens were are evening entertainment especially when provided with ball on a string. Please feed them when you visit even if like me you are "not a cat person". We will be returning albeit at a cooler time of year. Tim was incredibly responsive and helpful when we had issues with connecting to the broadband and Judy is always on hand for local issues and transfers.

Villa is amazing! Absolutely loved staying there! Everything is absolutely as Tim described (even better!). We loved taverna's suggestions Tim have left in house manual - absolutely sincere and honestly described! Cat's did not bother us at all (I was afraid a little re this, as we not so into pets) - if you are not feeding them, they are not coming (and are not starved either, believe me)))). Location is just perfect - you can be secluded in the house and around it, but just 2-5 minutes walk and you are near supermarket, add to this 5-10 more and you can find yourself on the beach or in nice taverna. So, basically, car is not such a necessity! If you have one, though, this is just another bonus - you can easily drive around different nice beaches - we loved 2 of them - Foneas beach in the mornings and Kalamitsi beach in the evening. Choose Tim's place, you won't regret it!

Tim's villa is the perfect holiday getaway. Private and quiet but near enough to walk to the beaches and local tavernas/ shops. Very well equipped, we cooked several meals there eaten on the lovely patio by candlelight. There is a cat family there, please feed them even if you are not a cat person. They will entertain you for hours. I would recommend this place to anyone

Tim's is a great little place, it is clean and comfortable and is well equipped with everything you need for a lovely relaxing stay. We hired a car, which we mainly only used for getting to and from the airport. The supermarkets, tavernas and beaches are all within reasonable walking distance. The house is in a very quiet, private location, you feel pleasantly secluded, but not completely out of it. The outside seating area is great with tables, chairs, a very pleasant garden and areas of sun and shade pretty much all day long. The bed is large and comfortable and there is plenty of space to store your clothes. The shower is good with a spacious cubicle and a handy little cabinet on the wall for all your toiletries. The lounge is comfortable and interestingly decorated. We didn't use the music system. Be aware that the cats will be there as soon as you open the curtains in the morning and will come indoors without invitation, through open windows and doors. They will even try sometimes, to jump in through the window when it is closed! The kitchen is well equipped and has everything you need if you want to cook for yourselves. All in all, a fantastic stay. We would highly recommend it as a perfect base for visiting Stoupa, Kalogria and Agios Nikolaos. We will definitely be back!

For us, Tim's place was an amazing experience. We loved the small house in every way: the house is extremely well decorated and very welcoming, it has big windows/doors so the evening/morning breeze can enter the house. We enjoyed a lot the quietness, the small olive trees garden and the fact that the location is a bit off the beaten path: however, it takes 10 minutes to reach the village center. In the evening you can sit on the porch and admire the sunset over the see. Pet lovers will also enjoy the company of the dog and the cats like we did, however you can always shoe them away. I could only wish to have stayed much longer. Tim also put effort in compiling a great user guide for guests with lots of information making it easy to settle in the house. Tip: if you need internet access, please follow Tim's instructions and top up the account before arriving using a computer, not a mobile phone: the mobile version of the greek website is broken and will not work, at least it didn't for me. However, who needs internet access in such a wonderful place?
