Accommodations:
• COMFORT FOR ALL:
Our home comfortably sleeps up to 8 guests across four bedrooms. The primary suite features a King bed and ensuite bathroom, while the additional guest bedrooms also offer Queen beds, and one has a Queen-twin bunk bed. A second bathroom is centrally located near the three guest bedrooms. Two guest bedrooms have direct pool access, ensuring added convenience and privacy.
• ADDITIONAL AMENITIES:
Enjoy a private patio off the primary bedroom, ample parking for up to 4 cars (garage access is not available), and propane fire pits for added ambiance.
• CONVENIENT LOCATION:
The property is located on a dirt road, very close (100 yards) to a paved road. The dirt road is smooth and well-maintained for any car size to traverse.

Immerse yourself in the crystal-clear pool or relax in the extra-large spa hot tub big enough to comfortably fit your whole group. Heating options are available for your comfort. Optional heating for the pool and spa is available.
• POOL & SPA HEATING Options & Rates:
Must heat for a minimum of two nights.
Spa heating: $50/day.
Pool heating: $100/day
The Host needs at least 24 hr notice for pool heating. Pool heating needs to start 24 hours prior to your arrival and will be heated to 90° degrees.
• GOURMET KITCHEN:
The newly remodeled kitchen is fully stocked with new appliances, including an induction stove, dishwasher, beverage center, and a cappuccino machine. You'll also find a variety of spices and condiments to enhance your culinary creations.
• ENTERTAINMENT & COMFORT:
From reliable WiFi and a dedicated office desk for remote work to a Smart TV, board games, and even a retro Pong video game, we’ve got your indoor entertainment covered. Enjoy cozy evenings by the pellet stove or grill up a feast on the outdoor propane BBQ.

We provide essential shower toiletries, hair dryers, a washer/dryer, a record player with an assortment of records, and an indoor Bluetooth speaker for your convenience.
Other things to note
POOL AND SPA DETAILS:
***Please Read: VERY Important Heating & Temperature Details***
To ensure you have a great stay, here are the settings for the pool and spa:
• CONTROLS: For your convenience, you have full control of the pool and spa settings via the tablet located near the rear exit leading out to the pool area.
***TIP***: If the tablet has been inactive for a while and you see an error message, simply close the app and open it again to refresh the connection. (See Attached Photo)
• THE TEMPERATURES: For the safety of the equipment and guests, the pool is set to a maximum of 90°F and the spa is set to 104°F. (Please note: these are the maximum allowed settings.)
• ONE AT A TIME: The system heats one body of water at a time. While the pool is heating, the spa will remain on "standby," and vice versa.
• DAILY HEATING: We have the pool scheduled to heat to 90°F for your arrival and every morning during your stay so it’s ready for you to enjoy.
• FLEXIBILITY: You can always interrupt the pool heating if you decide to use the spa before the pool reaches its final temperature. Feel free to switch over to the spa heat whenever you are ready!
• POOL SAFETY:
NO Diving. Swim at your own risk. Anyone under 18 needs an adult present while swimming. If you have someone with you who cannot swim, please let us know, and we can provide pool alarms. Please observe safety rules, such as no diving and ensuring that all guests, especially children, swim under adult supervision.
Please only use the provided plastic glasses and plates when near the pool. They are located in the drawers at the bar.
All guests and invited guests agree to release, indemnify, hold harmless, and forever discharge Host and Host's employees, agents, successors and assigns of Bianchi Neri (Hi-El Vacations) from any and all claims, liabilities or causes of action of any kind that guest, members of guest's household or guest's guests or invitees may have at any time against Host or Host's agents resulting from guest's use of the pool and spa for the entire time of your stay.
• POOL MAINTINANCE: The pool and spa are meticulously maintained, with water chemicals balanced between stays. Please note that the pool service is every Thursday between the hours of 9 am - 11 am. To respect your privacy, our pool technician will enter via the side driveway gate and go directly to the backyard to work on the pool. He will not approach the house, but please be aware he will be there for approximately 15-30 minutes. Please rinse off before getting into the pool or spa. Leftover lotion, shampoo, and detergents can add damaging elements to our pool filtration system. No unauthorized additives to the water (bath bombs, colorants, fragrance oils, etc). Any signs of additives will result in an additional $200 cleaning fee.
ROAD CONDITIONS
The last 300 feet leading up to the house is on a dirt road. While it's easily navigable for most vehicles, sport cars with low ground clearance may encounter minor difficulties. Please be cautious, especially after rain, as roads may have ruts.
