The space
French provincial meets English Country style in this beautifully appointed luxurious farmhouse overlooking the serene landscape of Little River Valley. Enjoy the stunning views across the green pastures where sheep and cattle graze to the rolling hills beyond.
The vista can be enjoyed from the rustic alfresco area that is equipped with huge 10 seater outdoor table and BBQ or step inside and enjoy it from the large open living areas that surround the kitchen residing in the heart of the home. The cooking area is a chef's dream - boasting a 6 burner Falcon gas stove, spacious benches, dishwasher, large fridge and walk through Butlers pantry. A Smeg coffee machine and a Nespresso Pod machine cater for all coffee lovers' requirements.
Two lounging areas, four spacious bedrooms and 2 large bathrooms accommodate up to 8 people comfortably. A well-appointed office doubles as a 5th bedroom (please contact host for larger numbers)
Backing onto the Heritage Rail Trial / Munda Biddi Cycle trail this location is a hiker or biker's dream! Direct access to the trail from the property means you can walk or cycle straight from the Farmhouse.

HOUSE & GARDENS: Our guests enjoy full private access to the entire house, alfresco area and surrounding gardens allowing plenty of space to relax and enjoy the country lifestyle.
PRIVATE DAM AREA: A short walk from the house down the driveway past the sheep paddocks, leads you to one of the property's most special features - an exclusive garden area centred around a picturesque dam and jetty.
Close to the water's edge is a partially enclosed timber pavilion with tables, chairs and a wine barrel bar. This peaceful space is perfect for enjoying morning tea, a picnic by the water watching the local birdlife or evening drinks and grazing platter around the firepit under the stars. Festoon lighting adds to the serene evening ambience.
The surrounding gardens have been professionally landscaped to create a truly tranquil setting. The stunning backdrop provides an exquisite place for photos and has been used for several private weddings (contact host for more information)
During the winter months a seasonal waterfall cascades past the area adding to the magic and serenity of this unique space.
HERITAGE TRAIL: As an extra bonus the Heritage Rail Trail / Munda Biddi Cycle trail is accessed directly from the rear of the property via a designated gate.

FARM ANIMALS:
Little River Valley is a working cattle farm currently running Angus cows and Dorper sheep. There are also some pet horses on the property. Please enjoy strolling around the farm and viewing the animals from the driveways.
GATES:
The first rule to learn on any farm is - if you open it - CLOSE IT! Gates and fences are there for the protection of the animals - and you.
FENCES:
Please be aware that fences are electric.
COTTAGE & FARM SHEDS :
The separate caretakers cottage and farm sheds are PRIVATE PROPERTY and these areas are not included in guest access. They are well separated from the guest Farmhouse accomodation and will not impact your privacy, peace or enjoyment during your stay.
We kindly ask that guests mutually respect the privacy of those residing there by not entering or accessing these areas. Thank you!
