This home can sleep up to 22 guests, and is packed with top-notch amenities for an unforgettable stay! With multiple porches, a private courtyard, loaded with board games, an exercise room, and a heated pool, you'll have plenty of space to relax and have fun! You're also directly across from Camp Watercolor and the WaterColor playground- literally right outside the front door!
Upon entering you will be greeted with 12' ceilings, wood panel walls, and French doors that open to the private courtyard with heated pool, fire pit, and summer kitchen. The gourmet kitchen includes a 48" Wolf gas range with retractable hood, 42" Sub Zero refrigerator, ice maker, and wine fridge. This home also features an insta-hot water heater, and window shades on every window and door. The property also has Sonos surround sound throughout, including by the pool!
The home offers 5 bedrooms with en-suite bathrooms plus a bunk room that sleeps 8. There is also an additional half bathroom, a gym with 2 Pelotons, an office, a den, and 2 service bars. The 2 master bedrooms (one on 1st floor, one on 2nd floor) both feature a King-sized bed, walk-in closet, and a private bathroom with double vanities! Also, five of the bathrooms in this home are equipped with little kids' stools to make it easier for young children to reach the sink.
On the second floor, you'll find a second living area (den) with a sofa bed and PlayStation 4, plus 3 more bedrooms. There is a washer/dryer on the first floor and second floor of the main house, and also in the carriage house for all your laundry needs!
Traveling up to the third floor is where the bunk room is located, including 2 triple Twin bunks (Twin over 2 Twins) and 2 separate Twin beds. Also on this floor is a private full bathroom with double vanities and a shower/tub combination.
This home also includes a separate carriage house with a living room with a sleeper sofa, kitchenette, dedicated workspace, washer/dryer, Queen bedroom, and full bathroom with a shower/tub combination.
There is a ping pong table in the garage, as well as books/games throughout the home for extra entertainment!
Directly across the street from Fern Park and Camp Watercolor, you’re close to 3 resort-style pools, slides, a lazy river, food/drinks, beach access, and more! Also conveniently located near other restaurants, shops, and Publix, this home is ready for your next beach adventure!
This house comes with a maximum of 14 wristbands, which per the WaterColor HOA limits the number we accommodate even though there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access
Camp WaterColor is literally steps from the home, making it a dream to not have to worry about parking! The Beach Club is about a 5-minute LSV ride. The ultra desirable location of this home cannot be beat especially for families!!!
Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.
The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!
These accesses are included in the nightly rate and are no additional charge to the guests.
Other things to note
Beach chairs through WaterColor Beach Club should be reserved in advance.
In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
AirBnb handles all payments.
Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
Check in is 4:00 PM & check out is 10:00 AM. These times are strict and late check out may be subject to another day's rental fees.
Smoking is prohibited.
All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
LSV is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV battery dying because of the renters not charging it will be charged to the renters.
Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $50/night of your reservation and is available October 1 - April 30.
Damage that occurs will be collected from the renters.
Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by bikes, pool, LSV, fire pit, or other amenities provided to guests.
