This beautiful retreat sits in rare, littoral rainforest above a park on the shores of Sydney Harbour. It feels secluded and private, yet you're just 6.6km from the Sydney CBD with a bus to the city only metres away.

The space
If you need to accommodate a larger group in comfort and don't want to spend the first few hours of your precious holiday time racing around buying milk, bread, soap and loo paper, then this is the place for you.

Just arrive, drop your bags and relax. You'll know, with confidence, that there's plenty of supplies for breakfast in the fridge, snacks to stave off hunger pains and everything will be super clean and comfortable.

SUMMARY
What's so special about it? The view, proximity to city (6.6km or 15 mins by car), the tranquility, the pool and rainforest gardens, the outdoor 'rooms', the eclectic, luxe interior and the fact that it has three big bedrooms, each room has its own bathroom. More prosaically, there's a well-equipped guest laundry just next to the kitchen. And of course, in the warmer months, there's the 'old-school' canvas tent which sits on a platform in the rainforest to keep it warm and dry.

The floor plan included in the photos is accurate and to scale, so you can rely on these to make your decision. I will add that the kitchen, whilst small, is perfectly formed. We're a family of keen cooks (one of my sons is a chef at one of Sydney's top restaurants) so you'll find everything you need - from a balloon whisk to measuring cups, rice cooker, woks, oils, vinegars, cooking sauces. Need anything else? Just ask.

NUMBER OF BEDS AND MAXIMUM GUEST NUMBERS
The maximum number of guests (including infants and babies) that can safely be accommodated is 8, and that includes children and 'infants'.

This is how the guests and beds are distributed between the rooms. Please pay attention to the parameters and consider whether this arrangement is going to work for your group.

There is a limit of 3 guests and 2 beds in any room. A baby's cot is considered a 'bed'.

The Poolside and Wine Cellar rooms both have a queen and single bed. The Retro Room has a queen bed only.

One spot for one vehicle is available on site. Please do not bring more than one vehicle on site at any time. There is unrestricted street parking.

PRIVACY
The apartment is linked to the house via an internal stairwell. This stairwell is not used when guests are in residence and it is enclosed by acoustic curtains to minimise sound transmission. There is no visual contact between the upper level and the lower level.

IN MORE DETAIL

THE POOLSIDE ROOM - Big bright and airy, this room is perfect for guests with a small child or friends travelling together. The toilet is behind a separate door in the bathroom, so it's very private. The best thing about this room is that there is a door (compliant 'child safe', self-closing and lockable) from the bathroom that exits directly onto the pool area. So if you like an early morning dip, it's ideal.

THE RETRO ROOM - Perfect for night owls, late sleepers and children who wake easily.

The Retro Room has an eclectic, romantic, moody, 'steam punk' vibe. It used to be the workshop for the original owner who built the place back in 1968 and we've converted it to a bedroom with ensuite bathroom. This room also has two person dining table and chairs and a leather wing chair with reading lamp.

Guests who like to sleep late and parents of jet-lagged children just LOVE the Retro Room. It's "like being in a luxurious cave" and "a great place to lock yourself away for a month and write a novel". Its built into the hillside, which makes it warm in winter and wonderfully cool in summer.

THE WINE CELLAR ROOM - The Wine Cellar Room has a lovely reading nook with a sofa next to a window that looks out over the pool courtyard. If you're travelling with children, it's perfect. Pop the kids in here. Parents can enjoy a 'grown up' meal on the big table in the hammock area and easily keep an eye on the kids. Kids feel safe and secure knowing their parents are within earshot.

The lighting in all the rooms is dimmable and all doors are lockable.

Guest access
This is a gorgeous self-contained apartment on the lower level of our large quirky, 60's house set in a rainforest park. The sitting room opens out into the large poolside terrace and guests have exclusive, private use of the terraces, gardens and pool. The entire lower level of the house is Airbnb only, including pool and gardens.

The guests' sitting room opens onto a covered, lounging and dining area next to the pool. On the pool terrace there is a large BBQ and dining area and another undercover lounging area where smoking is allowed. From this terrace, stairs lead down to the rainforest boardwalk, tiered sunning and meditation decks and a treehouse. From there you can walk down a steep bush track to a beautiful park on the Sydney Harbour foreshore.

The sitting room has a flat screen Sony Smart TV with Stan and Netflix. There's free WiFi, parking for one car and exclusive use of the pool, BBQ and extensive outside entertaining areas and gardens. If you've got more than one car, it's usually easy to find a spot on the street.

The private guests' kitchen is small but well-equipped, with fridge, stove and microwave. The gas-fired BBQ does a great job on pizzas and roasts as well as traditional BBQ foods.

Other things to note
THE TENT
It is not possible to sleep overnight in the tent. It is furnished with rugs, a bedside table, king single air mattress and LED lighting. No flame or smoking of any kind is allowed in or near the tent.

SECURITY - HOUSE ALARM AND VIDEO/AUDIO SURVEILLANCE
Alarm: The interior of the property is fitted with a back to base monitored alarm system. You do not need to concern yourself with this. I activate it remotely using the Arlo data feed in real time. Please note that this system does not capture or record any visual or audio information, it simply detects motion.

Arlo Monitoring System: There are 4 cameras covering the exterior of the property which record video and audio and store and upload to the cloud in real time. These switch on and begin recording only when movement is detected. They are not triggered by sound. Note that tampering or removing these cameras will not prevent the information already recorded from being transmitted and stored. The actual location of all exterior cameras will be shown to you at check-in. There is no surveillance inside the listing nor in the backyard/pool area.

These cameras feature a two way audio feed, so I can speak to you, and you to me via them if necessary.

CHECK-IN/CHECK-OUT TIMES
It's generally not possible to arrive before 3pm or depart after 10am. Unlike a hotel, there is no luggage storage room or reception or public spaces where you can 'hang out' while the space is being prepared. Please bear this in mind when you are making travel arrangements.

If you wish to have access to the listing significantly before the 3pm check-in you can only assure this by booking the place the night prior to the day of your arrival. During non-peak periods I may be able to offer you an early morning check-in (from 8am) for a payment of 50% of the nightly rate applicable to the prior night. Obviously, if the prior night is already booked, this isn't going to be possible.

Arrival slightly early - e.g. after 1pm - may be possible, but you will be asked to pay a fee of $42 per hour to cover the cost of the additional casual cleaning staff needed to complete the changeover in less than 5 hours.

The same applies to a departure past 10am. An additional fee of $42 per hour will apply for up to 2 hours past check-out. If you need to remain in residence any later than noon you must book for that night. During non-peak periods I may be able to offer you a late check out (till 6 pm) for a payment of 50% of the nightly rate applicable to that night. Obviously, if that night is already booked, this isn't going to be possible.

Note, that these terms only apply to arrangements made at least 7 days before arrival. An early arrival or late departure without sufficient notice and agreement by me will be treated as a breach of the house rules.

Please don't turn up before 3pm without prior agreement. Unless we've mutually agreed that you can actually check-in before 3pm or that you can drop your bags off before 3pm you cannot set foot on the property before 3pm. I cannot stress this enough. Please don't do it. Don't even think about doing it. It is in the top three of the worst things a guest can do. Just in case you're wondering, the other two are assaulting the host and setting the place on fire.

TRAVELLING WITH CHILDREN
Non-ambulant babies and children are welcome. Toddlers are tolerated, as long as there is one parent with no other childcare responsibilities accompanying each toddler. This is important as you need to really, really understand that the space isn't safe for curious toddlers.

All humans are counted in guest numbers, regardless of age. The Airbnb "under twos are free" concept does not apply to this listing. Please don't book and then complain about my rate structure after the fact. There are loads of places where your infants can stay for free, so please, pick one of those instead.

The maximum capacity is 8 people, regardless of age. As Airbnb's system doesn't automatically calculate the right number of guests or the right fee if guests are under 2, you'll have to enter them as though they were 2 - 12 years old.

ENTERTAINING VISITORS?
If you intend to entertain while you're in residence please let me know your plans before booking. Whilst it is possible to invite friends over for drinks or dinner or even a BBQ, please limit unregistered to guests to a maximum of 4 visitors at any one time. Please make sure any visitors are off the premises by 11pm.

Parties and events are not allowed. Do not book this property if you intend holding an event. To remove any doubt, entertaining more than 4 unregistered visitors at any time is deemed to be an event.

SAFETY
The space is not 'childproof' so please make sure you supervise any visiting children. We have the usual household safety measures; window locks, electrical safety switches on all switchboards including outdoor lighting, approved pool fence, self-closing doors with 1.5m handles for all doors to the pool area, smoke detectors in all rooms, temperature limiter on hot water, non-slip safety mats under rugs and a fire extinguisher.

However, it will not be as safe as the home of someone who has small children living with them - eg there are no outlet covers on power points, no bumper guards on sharp furniture, no non-slip tape on bathroom floors, not all furniture is fixed to the wall, there are no stove guards, anti-slamming devices on doors etc etc The bottom line is that you need to be significantly more vigilant than you would be in your own home.

The backyard is made up of stairs and decks which can get slippery when it rains and require careful navigation using the additional hand-held lighting supplied if going down there at night. Once you reach the end of the boardwalk and step off into the bush trail, it is steep and can be very, very slippery after rain.

The driveway is long and there is a steep downhill approach to the house. It has a non-slip coating and we try to keep it as debris free as possible. However, be careful and watch where you are going at all times. If any of your party has impaired mobility, please contact the host to discuss your needs before booking.

FOOD
The kitchen is initially stocked with breakfast supplies, snacks and tea and coffee etc so you don't have to make a trip to the shops the minute you arrive. Please note, it will not be re-stocked while you're in residence.

PETS & WILDLIFE
We have two cats, George and Denny. They have enough sense to stay away from the guest area unless you welcome them.

We also have a 'house possum', a tame gorgeous Brushtail called Araminta (Minty to her friends). She has no fear of strangers. In fact, Minty loves them because they bribe her with carbs and sugary treats to capture that perfect 'human with cute native fauna' selfie. This is not good for her figure, or her health. Please don't feed her anything but apples, avocado, bananas or vegetables such as corn, broccoli or small amounts of carrot.
It's important that you make sure you stash any bread, cake or fruit in the cupboard (I'll show you which one) before you go to bed, otherwise they'll be chaos in the kitchen.

FILM & PHOTOGRAPHY REQUESTS
I have no problems with my house being used for film or photography.

If it's for a commercial purpose, fees in addition to the standard accommodation rates will apply.

Film or photography for the purposes of satisfying the course requirements of an accredited course in photography, cinematography, script writing, direction, acting or technical production at an accredited educational institution is permitted at no additional cost, subject to -

1) The execution of a standard location release and evidence of public liability insurance in the amount of $20m (held either by you directly or by the educational institution) covering your activities while on the premises.

2) Provision of a list with the full names and verified photo identification of all the members of the cast and crew,

3) Provision of (a) a copy of the filming schedule, (b) a list of all equipment and vehicles to be brought on site including weight and dimensions, (c) an estimate of maximum paper load for any lighting not powered by a portable generator [ I'm sick of my circuits being blown :( ].

Subject to all the above being satisfactory, normal accommodation fees will apply, though there is room for negotiation if any of the following apply -

a) only a portion of the property is used - e.g no one sleeps in a bed or showers there or I am able to block off one or more bedrooms.

b) you are willing to defer booking until 24 hours prior, in which case I may be able to offer a discounted last minute rate

c) your project features subject matter which I believe creates a social benefit

d) the project would in some way promote the property and/or provide me with material that I would be able to use in future marketing or confer some other non-monetary benefit

Greenwich is a hidden gem of Sydney. It's a harbourside suburb on the lower north shore of Sydney, renowned for its natural beauty but only minutes from the city centre. It really is the best of both worlds - close to city but clean, safe and spectacularly beautiful.

One of the great attractions of Greenwich, and my house especially, is its proximity to beautiful parks and walking tracks that will take you all around the harbour foreshore.

It's a great place for hiking and there's a public golf course just up the road.

There are many local parks with children's play equipment and outdoor training facilities (the best is at the bottom of my garden) and tennis courts for hire. Nearby Lane Cove is a major bus transport hub and has supermarkets, shops, restaurants, bars and a pub.

We live in a rare patch of littoral rainforest and a fluke of topography means we enjoy our own micro-climate. It can be 40C in Sydney and it'll feel cool and fresh down in the garden. We are surrounded by wildlife. In the day time you might encounter beautiful big lizards - water dragons, goannas, blue tongues and frill necks - but only if it's a sunny day and they don't scamper off at your approach.

At night, you'll be visited by our family of Brushtail Possums, watch members of the Flying Fox colony from nearby Waverton feast on our giant Strelitzia and hear the calls of Powerful Owls as they hunt for food, and a mate.

In the daytime you'll get to meet, and perhaps feed, our big fat Kookaburras, brightly coloured Lorikeets and, if you're super lucky, a Lyrebird.

The shops and restaurants of Crows Nest and Lane Cove are nearby and can be reached in minutes by car or bus or, for the more active, on foot.

The local Greenwich village shops have cafés, a grocery store which would satisfy the most discerning foodie, a pharmacy which delivers, a bottle shop and a post office.
