Hello! I'm an American living in Nice, & I rent my flat occasionally. The apartment is ideally located at the heart of the Liberation district while being completely calm & on the top floor, with elevator-accessible private parking garage underneath the building. I leave all the commodities to your disposal, to offer the nicest conditions for your holiday (inc. Netflix). The apartment is very luminous, with a view and no vis-a-vis. I'll ask you to take great care of it, as it's my little haven.

The space
44 m² 1 bedroom apartment, on the top (5th) floor of an apartment building with elevator perfectly located in the Liberation district of Nice. Includes elevator-accessible private parking in the garage underneath the building, living room, bedroom, kitchen/dining area, and bathroom with toilet and tub/shower. AC, heating, 4K 55'' Smart TV, very comfy queen size bed, color LED lights in both rooms, Netflix, quality dishes and kitchen appliances, Target dart board. All in all, very cosy, comfy and pretty.

There are plenty of excellent restaurants, bars, cafés, and shopping within a few minutew walking.

Please note that there is no outside patio or balcony. This is strictly a non-smoking residence.

No guests or parties please. Only the invited and approved Airbnb bookers are allowed in the apartment.

Please also note that the garage is not equipped for electric car charging.

The whole apartment is for use/rental.
It is not shared with us or any other guests. You will be located just next to the Gare de Sud entertainment district and Liberation square, full of great bars and restaurants. The area is full of places to have fun and eat well!

The tram stop (Liberation) is 4 min walking, buses on Gambetta are about 4 min walking, the central train station is about a 10 min walk. To go to the airport, you are 1 stop and 5 min away to the airport train station + 2 tram stops towards the terminals.
I have maps and plans of all the transport networks at the apartment. And of course, Google Maps or the app Moovit can help you plan your routes and get where you want to go!

If you come by car, there is elevator-accessible private parking in the garage underneath the building.

Another train station going to the very picturesque and beautiful back country (Gare de Chemin de Fer de Provence) is a minute walk away. If you're feeling sporty, and want to walk all the way to the beach or the Old Town (Vieille Ville) Or Massena square, it's about 20 min (or around 8 taking the tram).

There are also electric bikes to rent all around (Lime and Pony apps), and a cycle route just around the corner leading down to the promenade and the beach.

As well, there is the car sharing if you want to rent a car for just a couple hours or more, it's called "Mobilize Share".

Other things to note
This is not a full time rental unit or secondary residence. I live and work in this apartment, and I rent it out when it's possible. Therefore, I would ask that you are extra respectful of the apartment, my personal property within, the neighbors, the common areas, noise, etc.

Please no requests to stay with children or pets. Two guests maximum. Thanks!

There is a movie theater, and the daily Libration market. the largest open-air market in Nice, for fresh local produce, fish, meats and cheese, olives and plenty of other local specialties.
