Unrivaled Views & Country Luxury
Perfectly positioned to watch the world below and the stars above, Muirs Reef Lodge is a recently renovated rural sanctuary overlooking Lake Taupo and the valley. Relax on the expansive deck, lounge in the cozy living area watching the weather roll through, or soak in the dark sky from the luxury outdoor stone baths.

Each of the 4 master bedrooms features its own private ensuite bathroom, high-quality king beds, premium natural linen, and plush towels. For entertainment, enjoy the flat-screen TV with streaming services and free Wi-Fi.

There is off-street parking with room for a boat. Helicopter transfers to the property are also available upon request. This property is not suitable for children under 13 yrs old as it has woodfires with no guards, decks with no edge rail, outdoor baths, livestock watering troughs and a creek nearby which aren’t fenced off.

Situated in a peaceful rural setting just 7 minutes (5.8km) from Kinloch Village, the store, boat ramp, and swimming beach.

Golf: Jack Nicklaus Signature Course at The Kinloch Club (4km) and Kinloch Golf Course (5km).

Day Trips: Huka Falls & Wairakei Thermal Hot Pools (20km), Orakei Korako Geothermal Park (36km), Taupo Airport (37km), and Rotorua attractions (1 hour).

We live next door and our property manager lives nearby, so we are readily available should you need anything during your stay! To ensure the lodge remains in pristine condition, our housekeeper briefly visits an external laundry room near the back door to handle linens/rubbish, and groundskeepers or local farm workers occasionally use the shared driveway.

Access: Reached via a scenic 1.1km drive (mostly gravel with some tar-seal). Secure entry is provided via a smart padlock gate and smart door lock.

Water Supply: Fresh rainwater harvested on-site, supplemented by bore water, and fully treated with a UV-filtration system for pure drinking water.

Country Living: Surrounded by rural gardens and bush, we kindly ask guests to keep doors and windows closed to prevent insects from entering.

Security & Noise: For guest safety and property integrity, exterior security cameras monitor the driveway and home exterior (no cameras are located inside, on the lake deck, or near the private hot tubs). Interior noise and smoke/vaping monitoring devices are installed to ensure a quiet, smoke-free environment.

Guest Requirements: We require guests to have a solid review history on Airbnb.

Strict Check-Out (10:00 AM): Due to tight cleaning schedules for incoming guests, late check-outs without prior written approval (at least 24 hours in advance) will incur automated late fees starting at $200 per 30 minutes.

Other things to note
Rental Agreement, Muirs Reef Lodge

1. Terms of the Agreement.

1.1 These terms apply when the owner of the property (the "owner” or “the host”), or the owner’s authorised manager or agent, offers to rent the property ("the Holiday House") to a renter (the "renter"). Under this Agreement, the renter agrees to rent the Holiday House from the owner and the owner agrees to rent the Holiday House to the renter on the terms of this agreement (the "Agreement"). The renter is also bound by any further terms in the reservation including further rules and any damage deposit agreed to by the guest by way of booking the house.

1.2 The site’s terms and conditions apply to owners and renters using the site.

2. Bookings and Cancellation or alteration of Bookings.

2.1 A booking is made when a renter contacts the owner of the Holiday House directly, through the website or platform (OTA), the owner and renter agree to rent the Holiday House for the term for a price (the "rental"), and the renter pays the owner, agent or platform (depending on the type of booking). Confirmation of a booking will be provided to the renter once the booking is processed.

2.2 At the time of booking the owner may set out terms and conditions in addition to those in this Agreement ("additional terms") which may include, without limitation, terms relating to pets, the number of people permitted to occupy the Holiday House, and additional fees or costs which apply to the booking. The renter agrees to comply with the additional terms, including any terms set out in the site listing for the Holiday House, as if they were set out in this Agreement.

2.3 Subject to the cancellation provisions of this booking, once a booking is confirmed the renter is liable for the balance of the rental amount together with any extra costs or fees as set out in the listing terms, unless the listing suggests otherwise as per clause 2.4 below.

2.4 Cancellation policies are stipulated by the OTA's or website at the time of booking.

2.5 Any alteration is subject to the rules outlined by the OTA or website at the time of booking.

3. Damage.

3.1 The renter is responsible to the owner for all breakage, damage and destruction to any property, direct and indirect costs, fines incurred, charges from third parties arising, and damage caused to the Holiday House (including any contents) during the term. The renter agrees to indemnify the owner against any losses or damages suffered by the owner as a consequence of the renter’s breach of its obligations under clause 3.1 and to immediately, on demand, reimburse the owner for all such costs. The renter agrees that all associated costs relating to damage to the property or third party in relation to clause 3.1 can be charged back to the renters credit card upon request by the owner, host, property manager or booking platform used. Such costs as lost rental income will also be recoverable from the renter

4. Occupation of the Holiday House.

4.1 The renter must not permit more people to occupy the Holiday House than the number stipulated by the owner in the booking confirmation or in the advertisement on the site, which ever is the lesser.

4.2 The renter must not permit smoking or vaping in the Holiday House. Smoking or vaping may be permitted outside of the house on a paved area provided the renter ensures that all associated rubbish is removed at the end of the term and that this does not pose a fire risk.

4.3 The owner may enter the property and the Holiday House at any time to inspect the property and Holiday House provided the owner gives the renter not less than 1 hour notice. Such notice shall be provided in writing via the platform message function or by phone. This house is on a larger property so there may be staff on the extended property or driveway at times.

4.4 The Holiday House will be available for occupation from 3.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure. Checkout time of 10.00 a.m. is strictly enforced because cleaners are pre-booked well in advance and we have to have the house turned over before other guests arrive. If you decide to check out late, extra fees will be applied by airbnb. Between 10.00-10:30am will incur a $200 fee. 10:30 - 11am will incur a $400 fee. Every half hour there-after will incur a further $200 fee in addition to the first fees. The exception is if you ask at least 24 hrs prior to checkout and the host agrees to accommodate your request by agreement in writing through the message function in airbnb.

4.5 The owner accepts no responsibility for any loss, or damage, to any of the renter's personal belongings at the Holiday House or for any damage to the renter or their associates.

4.6 There are to be no parties or gatherings. If this rule is broken, the guest will be told to leave immediately and the damage deposit will be withheld by the host along with the whole reservation amount.

4.7 There are to be no pets brought onto the property.

4.8 No fireworks are allowed to be used at the property. The outdoor flare fire can only be used in Nil wind calm conditions and the fire screen must be used at all times . The fire must not be left unattended without the front spark screen in place.
4.9 The minimum age for children is 13 years old. Children must be supervised by a parent at all times. The minimum age of the renter must be greater than 25 years old and less than 80 years old. There must be at least one adult over 25 years of age.

5. Additional Facilities Available in the Holiday House

5.1 If any additional facilities provided by the owner are used by the renter or the renter’s guests the renter uses those additional facilities at the renters sole risk.

6. Limitation of Liability.

6.1 The parties’ liability in respect of this Agreement shall be limited to the value of the rental and other associated charges agreed at the time of booking or in this agreement. In no circumstances will the owner be liable for any consequential damages of any nature, however arising and regardless of whether the owner has been notified of the risk of them.

6.2 The renter’s limitation of liability under clause 6.1 shall not apply to liability arising under clause 3.1, clause 9 or clause 4.6 of this Agreement.

7. Complaints

7.1 If the renter has a complaint this must be relayed immediately to the owner

8. Arbitration

8.1 Should any dispute arise between the owner and the renter which cannot be resolved by discussion between the parties, the matter shall be referred to an arbitrator agreed between the parties, or failing agreement, to an arbitrator appointed by the President at the time of the Arbitrators and Mediators Institute of New Zealand. Any such arbitration is to be carried out in accordance with the provisions of the Arbitration Act 1996 and all decisions will be final and binding.

9. Insurance

9.1 The renter undertakes that it will not do, permit to be done, or omit to do, any action that does or may invalidate or adversely affect any insurance policy held by the owner in respect of the Holiday House and/or its contents.

9.2 The renter agrees to indemnify the owner against any losses or damages suffered by the owner as a consequence of the renter’s breach of its obligations under clause 9.1 and this is in addition to the renters agreements and obligations outlined in the listing and also clause 3.1

10. Privacy Act 1993

10.1 Information collected by the owner about the renter is used by the owner to determine the credit worthiness of the renter, to operate the Holiday House as a business, and to carry out the owner’s obligations under this agreement. The renter authorises the owner to exchange such information with third parties, including (without limitation) its agents used to manage the Holiday House, credit and debt collection agencies, accountants and lawyers. The renter understands that if the renter defaults on any payment under this Agreement, that default may be listed with a credit and/or debt collection agency. Any information provided to a credit and/or debt collection agency may be made available by that agency to other users of that agency’s services.

11. Consumer Guarantees Act 1993

11.1 By confirming this reservation the Lead Guest confirms, to the extent permitted by the Consumer Guarantees Act 1993 and any other applicable law, the Host and the Lead Guest agree that the provisions of the Consumer Guarantees Act 1993 shall not apply to this Agreement where the parties are legally entitled to contract out of that Act.

12. Residential Tenancies Act 1986

12.1 The owner and the renter agree that the term shall not exceed 28 days and this Agreement is not subject to the Residential Tenancies Act 1986, any amendments or replacement legislation

13. Force Majeure

13.1 Neither party shall be liable to the other where such liability arises through a circumstance entirely outside the control of that party.

14. Guest verification.

14.1 Guest verification: This will be requested before checkin unless the host is satisfied that the OTA has carried this out. This is done to ensure we are keeping up-to-date with short-term rental regulations and our insurance to provide our properties with extra protection. This will involve the host requesting a copy of your government photo ID, driver licence, passport or all the above and a selfie photo as well as your email address and your physical home address.

15. Security.

15.1 There are several security cameras outside the home which are visible to guests because they are white. There are no security cameras inside the home or that area on the lakeside where the outdoor baths are located. These security cameras are there for the protection of the property when it is vacant and also to alert the owner of parties, the presence of more than one vehicle or extra people not accounted for in the booking. If you wish to travel with more than one vehicle, please share that vehicle registration with your host at least 24hrs prior to checkin. There is electronic devices in the home which alert the owner of excess noise consistent with a party or event and these devices also alert the owner of smoking or vaping inside the home. These decibel monitoring devices do not record. The owner will be notified if these devices are moved or turned off and if that occurs, the owner will come to the property in order to intervene and potentially expel the guests immediately, offering no refund. In this case, the guest agrees they will not be allowed to place a review as they broke the property rules.

16. Lady Kitchener Wood Burner instructions:
Place 4 samba fire lighter squares on the ashes in the centre. Light the fire lighter and place a piece of dry wood resting partly on it. Place another couple of pieces of dry wood beside and on this pile. Leave door unlatched but push it closed so it stays slightly ajar. Open the air vent knob by rotating anticlockwise. After 10 minutes, latch the door. After another 20 minutes, open the door and place another log or two, then latch the door. After 1 hr, close the air control fully clockwise. Store fire lighters and the lighter in the top of the pantry away from children.
17. The lodge is located 5km from Kinloch beach and it is rural. For example it is not in town, but very close to town. There is quite a long driveway which is gravel and it’s about 1.5km long. If you want a lodge in town, then this property is not for you. It is on the hill above the town with superior views.
