The space
The location of the self-contained apartment is in a quiet suburban neighborhood in the older part of St Leonards. The neighborhood is a mix of original fibro beach homes (some renovated, some not), together with homes built from the 1960s onwards.
The studio apartment is within easy walking distance to the town of St Leonards, plus nearby nature reserves, and the beach.
It is intended as a quiet getaway or medium-term Accommodation for those seeking a temporary base on the Bellarine Peninsula.
For our guests with electric vehicles, we offer the use of our Level 2 charger. 🚗⚡
Free Off-Peak Charging: Enjoy complimentary charging from 10 AM - 4 PM and 12 AM (Midnight) - 6 AM.
Peak Rate: A rate of 50¢ per kWh applies outside of these hours. In the rare event of an extreme price spike alert, we will notify you; the rate during a spike is also 50¢ per kWh.
A quick tip: Your car will display how many kWh it has consumed during a charging session, making it easy to calculate the cost if you charge during a paid period.

We have extra stringent cleaning practices between stays to keep our guests and ourselves safe. We take time to wipe over all surfaces, paying particular attention to door handles, light switches, remote controls, etc.
Access is via a generous staircase with a landing (as portrayed in the picture) and the room has a small balcony (which is not child safe). The balcony looks out onto the back garden (as it appears in the photo). There are a variety of fruit trees with a large grass area with Captain chairs to lounge around or a table with a bench setting for dining, writing, or drawing with an umbrella for guests to use.
There is a gate that guests can close to keep the backyard area safe and fully enclosed (ideal for pets to let run around freely).
As the listing is above our family home this accommodation is not suited to groups of adults unless you are happy to keep noise levels quiet after 10 pm and have communicated this understanding with us before confirmation of booking.
Guests can cast Netflix or other casting accounts on the TV.
For those with dogs, there is an additional charge of $50 as a booking fee to make sure our super host cleaning standards are upheld for all who stay here.
Guests are liable for any damage to property during their stay. A minimum $50 damage fee will apply. Guests may negotiate the fee beyond that and we are happy to provide professional quotes to support damage fee requirements. Please don't worry, we are very reasonable and understand that accidents happen. We may waive the $50 damage fee for small breakages.
Guests can check in anytime from 2 pm. If you would like lights turned on or heating/cooling turned on in preparation for your arrival please communicate this to us by messaging us.
Our accommodation is priced competitively and is well within the budget accommodation price range. Our aim is to provide budget accommodation that offers people a place to relax and explore the local area.

Guest access
The guests have access to a shared laundry facility and of course to the private setting of a self-contained apartment. The yard near the accommodation can be secured with a gate to give dogs some leash-free time.
Off-street parking is available for 1 guest vehicle. Please check with us first if you want to park a trailer with a boat or camper off-street first. We may or may not be able to provide parking for an extra off-street parking request. We will do our best to assist you.
There is a sign in the parking area that points guests in the direction of the accommodation. You simply follow the gravel path around, which leads to the staircase, and go up the stairs to the accommodation.
Other things to note
Pets are welcome but are not permitted at any time on furniture. We provide a medium size or large-size raised dog bed with mats. Guests can either bring their own dog blanket/bed or use ours. We also have dog bowls also.
We've learned from experience that pets create extra work and in light of this, we charge a very nominal fee of $50 in addition to regular booking fees per stay.
This will be built into your Airbnb charges when you nominate that you are bringing a pet.
Pets are not to be left alone in the apartment as pets often become distraught in unfamiliar surroundings and fret for their owner. You are welcome to leave dogs outside in the garden with the gate closed if you would like to leave your pet while you go out for a meal or another outing where you cannot take your pet with you.
Droppings must be cleaned away regularly so as not to inconvenience other guests using the garden. Thank you :-)
