This is one of the few places in the area with a pool.

Conveniently located on the border of Seminyak and Canggu on jalan Umalas1 you get to have the best of both worlds at your fingertips. 6 luxurious king sized bedrooms - all with ensuite. Pool, rooftop bar and jacuzzi. Within 10 mins of many great bars and restaurants including Potato Head, Ku de Ta, Motel Mexicola, Da Maria, Barbacoa, Nook, Atlas and Finn's Beach Club. Also Finn’s recreational club with gym, co-working and waterslides that the kids will love.

Full time staff 8 hours per day Mon - Sat with manager Herman on call throughout your stay. Sunday no in-house staff.

The villa comfortably accommodates up to 16 guests within the standard rate.

After the 10th guest onwards, an additional charge of AUD $45 per person per night applies, which includes the extra bed.

Guest access
Very Important - We cannot entertain requests for early check in or late check out - no exceptions. Due to last min bookings from many platforms and staff rostering timetables we have to say no so please consider that when booking your flights. We cannot accept luggage prior to check in either for security reasons - no exceptions. We are happy to suggest places to go prior to and after your stay with us.

Other things to note
An EXTRA 10% for weekly for booking 7 nights or more and 15% monthly discount is automatically applied to all bookings of 28 nights or more.

For weekly or monthly bookings with the extra discounted rate, electricity is not included and is paid separately by guests via a simple token top-up system. and consumable is excluded

For standard short-term bookings, electricity is fully included—no extra charges.

Ingredients for the cook to prepare other meals and snacks are your own expense.
No more than 16 guest allowed to stay at the property.
The property has a two car lock up garage.
No more than two cars allowed at the property as it blocks the driveway for other villa’s.
Blocking the driveway will result in immediate eviction without refund. We are very strict on this.

This is a private tropical Bali villa with handmade finishes, natural materials, polished concrete, cement tiles, earthy fabrics and local design character. It is not a standard white-marble hotel room or sterile showroom-style property. Polished concrete, handmade tiles and natural fabrics may show colour variation, texture, imperfect edges and earthy tones. These are intentional design features and should not be mistaken for dirt, stains, damage or poor cleaning.

The villa is professionally cleaned before every arrival, and our team takes time-stamped photos after cleaning is completed. Any genuine cleaning or presentation concern must be reported within 30 mins of check-in and before the villa has been used, so our team can inspect and resolve it immediately. Guests must allow our villa manager and/ or cleaning team access to inspect and fix any genuine issue. Complaints raised after the villa has been used, after checkout, or without allowing our team to inspect will not be accepted as valid cleaning complaints.

This is a tropical villa in Bali, so guests may occasionally see geckos, insects, leaves, dust or humidity marks, which are normal parts of tropical living and not property defects. As the villa is located in a local residential area, occasional neighbourhood sounds such as dogs, roosters, ceremonies or motorbikes may be heard. These are part of normal daily life in Bali and are not considered valid reasons for a refund.

By booking, guests acknowledge that Bali is a tropical destination where insects and small wildlife - including mosquitoes, ants, geckos, frogs, and similar - may be present despite regular cleaning and pest control, and this does not constitute a defect or cleanliness issue.
