Rosejay Villa overlooks a tranquil lake and golf course. It is situated in a quiet area with few neighbors, no passing traffic as there is no outlet.

Being licensed as a hotel with over 45 properties in the area our properties come under strict laws to protect guests that an individual homeowner doesn’t have to abide by.

The United States Environmental Protection Agency has released an expanded list of disinfectants and cleaners that destroy COVID-19. Our cleaners only use EPA approved cleaning products on all surfaces and spray remote controls, light switches, door handles etc. and follow the cleaning protocol following the CDC guidelines that have been found to be effective against viruses.

According to a study funded by the US National Institutes of Health, without proper disinfectant measures the coronavirus stays “alive” on surfaces Up to three days, depending on the surface.

WE USE HOSPITAL/LAB LEVEL WHOLE HOUSE ATOMIZED AIRBORNE DISINFECTION ON THE DAY OF YOUR ARRIVAL, YOU WILL BE THE FIRST PEOPLE GOING INTO THE HOUSE AFTER IT HAS BEEN DISINFECTED. Welcome to Rosejay Villa in Rotonda West - a peaceful, planned community situated in the beautiful Gulf Coast area in Southwest Florida. It is located mid-way between Sarasota and Ft. Myers, just north of Port Charlotte and near the town of Englewood.

The villa is comprised of a Master bedroom with en-suite/walk-in closet and two other bedrooms sharing a bathroom. A large family room with a full entertainment system or you can chill out in the quiet sitting room. with outstanding views and a fully fitted kitchen for those who wish to cook and entertain at home on those long lazy days. For dining, you will not only find a formal dining area but a breakfast bar and nook.

The dining area and sitting room have access onto the split level lanai leading down to a ground level pool with electric heat.

Many exotic and beautiful birds call Rotonda home as it is designated as a bird sanctuary. Nearby recreational facilities, beaches, theatres, sporting events and fine restaurants are available for all.

Guests can cancel up to 5 days before check-in and get a refund of the nightly rate and the cleaning fee, but not the service fee

For a full refund of the nightly rate, the guest must cancel at least 5 full days (120 hours) before the listing's local check-in time (shown in the confirmation email). The service fee will not be refunded unless the guest cancels within the free cancellation period for their reservation.

If the guest cancels less than 5 days in advance, the first night is non-refundable but 50% of the nightly rate for remaining nights will be refunded.

If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.

A Florida swimming pool is heated by a heat pump and the ambient temperature greatly affects the ability heat pumps have to produce heat. The colder the air, the less heat your heat pump will be able to produce.
In colder temperatures a heat pump works in the same way as in warmer temperatures, it draws in air and transfers what heat is in the air through the evaporator coil. On colder temperature days, a heat pump will begin to freeze the condensate that forms normally on the evaporator coil. Most heat pumps shut down when the outside temperatures go down below 55° degrees to avoid mechanical damage to the heat pump system due to this icing condition.
We at Happy Hibiscus recommend keeping the following as a rule of thumb when it comes to heat pumps in the winter, anytime the average temperature (high and low) is 55°F or higher, your heat pump will work to your expectations.

A pool blanket will assist the heat pump to maintain water temperature. Blanketed pools will typically lose only 3 – 4° F of heat per night versus 8 – 10° overnight with an un-blanketed pool.

Conventional blankets, commonly referred to as “Solar Blankets”, consist of a thin plastic-like membrane that floats on the water surface. To be effective, solar blankets, must be physically placed (most typically by hand) over the water surface, whenever the pool is not in use. A conventionally blanketed pool loses only 20% of its heat gain, overnight.
For those owners that do not want the bother and potential dangers of a conventional blanket, a liquid blanket offers a viable alternative to conventional, plastic membrane solar blankets.

Welcome to Rotonda West – a peaceful, planned community situated near the beautiful Gulf of Mexico in southwest Florida. It is located mid-way between Sarasota and Fort Myers. The community is predominantly full-time homeowners and their families, as well as tenants and those who winter in the community.

There are five golf courses operated by Rotonda Golf and Country club. Thirty miles of picturesque canals, lakes and ponds wind through the community and offer fishing and boating opportunities for its residents.

Many exotic and beautiful birds call Rotonda West home, as it is a designated Bird Sanctuary. Nearby recreation facilities, beaches, theaters, sporting events, and fine restaurants are available for all.


The weather usually stays relatively mild. In the summer, it's not uncommon for temperatures to get into the mid-90's, but this is tempered by sea breezes from the Gulf. At night in the summer, temperatures quickly drop to the low to mid 70's. In the winter, hard freezes are rare, but occasionally occur. It's more common to have frost on the ground briefly in pre-dawn hours, but it melts shortly after sunrise. This usually only happens 2 or 3 times during the winter. Temperatures average 50 - 70 degrees during the winter. On a sunny winter day, it's rare for the temperature to stay below 50 degrees for long.

Summer thunderstorms are not uncommon. Florida is known as the lightning capital of the world. The dry season is in the spring.

Where there isn’t a 72-hour gap between our guests and staff being in the accommodation and your arrival, we use whole house atomized airborne disinfection between guests. The atomized particles are diffused in the environment in the form of a dry fog, which saturates perfectly and uniformly on every square inch of free surface, Killing 99.99% of viruses, bacteria, and fungi.
