Simplifying Airbnb service fees

Hosts using property management software are switching to a single fee.

We’re simplifying our fee structure to make it easier for hosts to set prices. Learn what’s changing and how to keep your payouts the same.

How service fees work

Today, hosts and guests both typically pay service fees. As a result, you set one price but your guests pay a higher price that includes their service fee.

On 27 October, hosts who manage prices using property management or channel management software will switch to a single fee, where hosts set the price guests see and pay. Knowing what your guests pay makes it easier to price competitively.

  • Split fee: Today, a 3% host fee is deducted from your price to calculate your payout.* In addition, guests pay a 14.1% to 16.5% service fee on top of your price. For example, if you set your price at $100 USD, you earn $97 and your guests pay about $115.
  • Single fee: On 27 October, a 15.5% service fee will be deducted from your price to calculate your payout. This single fee is based on Airbnb’s global average service fees, which are currently split between hosts and guests. For example, if you adjust your price to $115 to account for the single fee, you’ll earn $97.18 and your guests will pay $115.

In both examples, what you earn and what your guests pay are the same.

Reviewing your prices

Consider whether you’d like to make any changes to your prices to account for the new fee structure.

  • Adjust your prices: You may want to change your prices to keep your payouts and the amount guests pay the same as they were before. As shown above, if you adjust your price from $100 to $115, you’ll earn $97.18 and your guests will pay $115.
  • Keep your prices the same: You’ll earn less per night and your guests will pay less if you don’t adjust your prices. For example, if you keep your price at $100, you’ll earn $84.50 after the 15.5% fee is subtracted and your guests will pay $100.

If you adjust your prices, make the changes on 27 October using your property management software. Then double-check that your prices, including discounts and promotions, look right on the software and platforms you use.

If you decide to make changes before 27 October, you’ll need to manually update your fee structure to the single service fee in the Payments section of your Airbnb account.
