How to become a Superhost
Airbnb’s Superhost programme recognises our top-rated, most experienced hosts.
We celebrate and reward exceptional hospitality with a badge on their listing, which can help lead to more bookings. Some 59% of guests say Superhost status makes them more confident in the quality of accommodation, and Superhosts earn 60% more than hosts who aren’t.* Superhosts also get access to dedicated Community Support, invites to special events, travel coupons and a boost in search results.
More than 1.3 million hosts have become Superhosts—and you can, too, by maximising your bookings and delivering excellent hospitality.** Making a few tweaks to your calendar, refreshing your listing and taking extra care with communication could make all the difference.
Meet the requirements
A Superhost must be a listing owner with an account in good standing and meet these four criteria within the past 365 days:
- Get enough bookings. Host at least 10 reservations, or three reservations that total at least 100 nights over three stays.
- Avoid cancellations. Maintain a cancellation rate of less than 1%, with exceptions for cancellations due to Major Disruptive Events or other valid reasons.
- Respond to guests. Maintain a response rate of 90% or higher. Your response rate is the percentage of new guest enquiries you’ve answered within 24 hours.
- Prioritise hospitality. Maintain an overall rating of 4.8 or higher.
Responding clearly and quickly, avoiding cancellations and prioritising hospitality can also help your home stand out in search and increase your earnings.
Here are tips to help you meet these criteria and start benefitting from Superhost status.
Keep your calendar up to date
Opening more nights in your calendar helps your listing appear in more search results and increases your opportunities to host enough stays to meet the Superhost criteria.
Go to your listing’s calendar and look for blocked nights, which appear in grey. Open any blocked nights that you’re able to host.
Allowing shorter stays is another way your listing could appear in more search results. You can customise your trip minimum by day of the week. For example, if guest demand is higher on the weekends, you might choose to allow one-night stays during the middle of the week but not when guests book a Friday or Saturday night.
Offering more flexibility and letting guests book closer to check-in also helps attract more bookings. Choose a minimum lead time as short as the same day, depending on how much time you need between a guest’s booking and their arrival.
You can also allow requests with shorter notice than your minimum lead time. You’ll be prompted to review and approve these requests.
Price competitively
Listings with prices lower than other similar listings nearby tend to rank higher in search results. Consider adjusting your nightly rate compared to your competition to help you host at least 10 stays.
To check the prices of similar listings in your area, go to your listing’s calendar and select a date range of up to 31 days.
You’ll see the average prices of similar listings on a map of your area. The factors that determine which listings are similar include location, size, features, amenities, ratings, reviews and the other listings guests browse while considering yours.
If you offer the same price every night, consider adjusting your weekday and weekend rates to attract more guests. Varying pricing based on the night can help maximise your bookings and earnings.
Add a discount
Adding discounts is another way to stand out to guests. You can cater to a variety of travellers by offering:
- Weekly and monthly discounts. Offer weekly discounts for stays seven nights or longer or monthly discounts for stays 28 nights or longer. This can extend the average length of stay across your listings and reduce turnovers.
- Early-bird discount. Add a discount for bookings made 1 to 24 months before check-in, and build a strong base of bookings ahead of busy seasons.
Guests see a special callout in search results and on your listing page for weekly or monthly discounts of 10% or more and for early-bird discounts of 3% or more. Your discounted price appears next to your original price, which is crossed out.
Note that the early-bird discount isn’t available when Smart Pricing is turned on and that length-of-stay discounts need to follow local rules and regulations.
Emphasise five-star hospitality
Guests value fast, clear communication, and Superhost criteria require hosts to have a response rate of at least 90%. Setting up quick replies helps you respond easily and efficiently to guests.
Quick replies are short message templates that address specific topics that hosts are often asked. You can write or edit them ahead of time to send when you’re chatting with a guest.
Aiming for five-star reviews also means anticipating guest needs and doing your best to accommodate them whenever possible.
- Add personal touches. Small gestures, like offering your favourite local coffee or a handwritten welcome note, can go a long way in making guests feel special.
- Help guests feel at home. Try to picture your space and all you offer from their perspective. Things like allowing early check-in and keeping towels neatly folded and stacked can be the difference between a good overall rating and a great one.
- Stay in touch. Let guests know they can reach you or your co-host anytime. Set your notifications to alert you when guests send messages.
Focus on your listing’s appeal
Regularly refreshing your listing page can help you attract the right guests for your space.
Great photos attract attention, help set clear expectations and give guests more confidence to book your home. Consider updating your listing’s photos to help you reach Superhost status.
- Plan your images. Focus on getting pictures that showcase your home’s unique details, popular amenities and accessibility features. Capture each room and area guests can use from various perspectives.
- Upload horizontal, high-resolution images. Photos should be at least 800 pixels by 1,200 pixels. Bigger file sizes are better, up to about 10 megabytes.
- Go pro. Consider hiring a professional photographer to help. Airbnb can connect you with a pro in select cities worldwide.
- Create a photo tour. Airbnb’s tool automatically sorts your uploaded images by room to help guests understand the layout of your home. You can move, remove and add photos, add details to each room and write captions for each photo.
What your listing says is as important as how it looks. Your title, description and amenities provide more opportunities to entice guests and set clear expectations for their stay.
- Include a short, descriptive listing title. Check that your title offers a unique, accurate perspective of your home and surroundings. For example, ‘Quiet studio near Uffizi’ conveys in a few words that the place is a peaceful, centrally located apartment in Florence, Italy.
- Clear, candid listing descriptions tend to work best. Include concrete details that describe what guests can expect to see, hear and experience at your place. For example, you might say the backyard is fenced in, with plenty of space for kids and pets to run around.
- Add every amenity you offer. Consider which popular amenities you can add or improve, like replacing a key safe with a smart lock or upgrading your Wi-Fi. The top amenities guests search for include self check-in, Wi-Fi, a washing machine, a dryer, free-to-air or pay TV, and a barbecue area.***
