Don't let this being a "new" listing make you question anything, my best friend and I have been coming here for years and just like the first time, it is an absolute gem. The space: it is 2 bedrooms, both good in size and comfort. The kitchen has everything you'd need for quick meals, but let's be honest, you're going to Memphis so may as well just use it for some late night pizzas! The living room is a good size and it is perfect for hanging out. The area: it is most definitely walkable to downtown and Beale, or to the baseball stadium. There are a couple fantastic restaurants within a block, and you MUST go get chicken at Gus's. The secured parking and reserved spot give you a sense of peace knowing your car is safe. The owners: absolutely fantastic. The current owners were co-hosts when we started coming here, and they did not miss a beat. Always responsive, great recommendations, and just a pleasure to do business with. All in all, if this place available, book it. 10/10

This stay was so great I would live there. It is so close to everything I need, everything anyone would need. What a peaceful and pleasant environment as well. I would come again.

Great overall experience! We liked the off street parking, the local recommendation, and the space was as shown. We did have a minor issue but Stephanie was quick to respond and had a solution ready to go. There was a grocery store and pub in walking distance that we liked. Easy to get around to other places as well. Thanks!

Without a doubt, the best AB&B experience we've ever had. The home is one of those you'd pay to just walk through. The apartment is spacious, very clean and well equiped. We lived in Memphis for over 50 years before moving away, and you won't find a better location in the metro area. You're a (1) minute walk away from one of the best green spaces found anywhere. Take your running shoes. The hosts are charming, accessable and eagar to help in any way they can. Make sure you take them up on the offer to tour the main house. We can't wait to go back and see it decorated for Christmas.

I absolutely loved my stay! It was a lovely home and I had no issues. I do want to warn others with quite a bit of luggage that it’s a little tricky up the stairs but definitely recommend. Thank you!

The beautiful home on Cox Avenue was simply perfect in every way, and our hosts were extraordinarily gracious-- from the handwritten welcome letter to the delicious loaf of homemade pumpkin bread that met us when we arrived. It was also such a blessing to have a lovely kitchen, complete with plenty of coffee for our stay. We were in Memphis for our twin sons' graduation from Rhodes College, and the home was a lovely place for all of us to hang out -- both on the front patio complete with swinging loveseat and on the spacious and pleasant back patio. We could not recommend the Cox Avenue home more highly.

Our stay at Graze House was truly exceptional! The place was spotless, beautifully decorated, and felt incredibly comfortable from the moment we walked in. The location was perfect and right near the heart of the city and close to everything we wanted to explore. Morgan and the entire Pettigrew Adventures team was incredibly responsive and welcoming. We especially appreciated the thoughtful touches, like the welcome wine and the stocked kitchen. Overall, we had a fantastic experience and highly recommend Graze house to anyone looking for a comfortable and stylish stay in Memphis. Definitely one of our favorites Airbnb stays. The apartment was comfy, spacious, stylishly furnished and spotlessly clean. We couldn't have asked for more! Mark was great at communicating and flexible with check in/out. We also loved the neighborhood for its peace & quiet and walkability to grocery store, restaurants and bars.

This stay was exactly what I needed! The place was clean, cozy, and peaceful—perfect for relaxing. It was incredibly quiet, which I really appreciated. Jamey was quick to respond anytime I had a question and made everything super easy from start to finish. The few neighbors I came across were also incredibly sweet, which made the whole experience feel even more welcoming. I truly felt at home here and would absolutely stay again. When I first stumbled upon this place on AirBnB, it seemed almost too good to be true. There must be a catch! But everything was as perfect as it was shown. John is a gracious host. He provided us with all the information we needed and showed us around. The place is just very nice. Kitchen is compact and contains everything one needs. The bed is comfortable, bathroom and terrace are excellent. Location is pretty good in relation to Memphis. John H had excellent restaurant recommendations and was of great help. He went way beyond to make our weekend comfortable and memorable. We'll def be returning and look forward to booking again with a great host.
