Property is near by Baan kang wat and no.39 cafe, easy to find and walkable distance. House and kitchen was very clean, pool water quality was good as well. Had great and peaceful time with daughter.

The place exceeded my expectations - very clean, comfortable, and cozy. The property was in a housing area near a mall, 10 minutes from downtown. Max was professional and always available. Definitely a lovely place that I would love to go back to.

If you are looking for a private villa where you can completely unwind, you have found it here. The luxury villa is located in a beautiful tropical garden. Every morning we sat on the terrace enjoying the view and the birds. From morning to night, you can use a beautiful swimming pool that you almost always have to yourself. The villa is very spacious with spacious bedrooms and bathrooms and a well-equipped kitchen. The service of the friendly staff is not inferior to that of a good hotel. And at the same time, you feel completely at home here. You can't ask for a better host than Jan. He is very attentive and helpful. All in all this is a place you would want to stay forever. Really great!

This was truly one of my favorite stays during my time in Thailand! The space was not only spacious and clean but also incredibly comfortable—it instantly felt like home. The host was exceptionally responsive and helpful, especially when it came to finding the location and settling in. Everything we needed was thoughtfully provided, from laundry detergent to complimentary body wash, which made the stay even more convenient. It’s clear a lot of care went into making the space welcoming and guest-friendly. I would absolutely stay here again and recommend it to anyone looking for a cozy, hassle-free place to stay!

We loved the house and location. A great place to serve as a base for exploring Chiang Mai or just relaxing and enjoying the immediate surroundings (quiet, yet lots of nice cafes, restaurants, an art centre, etc).

The villa is about 30 minutes out of Chiang Mai, but easily reachable by taxi, Grab or Bolt. We paid 150 Baht! The villa is beautifully decorated, an oasis of calm. The outside area has a lovely mix of sun and shade. Pisit, the onsite manager of the villa, is incredibly helpful and responsive. He helped us organise day trips to Doi Inthanon (well worth doing) and Doi Suthep. Both were private tours organised with the same people who looked after us on arrival. Breakfast was taken on the garden terrace. We were served fruit, pastries and Thai food. It was all delicious. We tried two of the local restaurants, one within walking distance, the other a short car ride away. On the day of departure, Pisit dropped us off at the airport. All round, a delightful experience

Our family of 5, had a great stay at this wonderful property. The host and caretakers were very kind, supportive, and went the extra mile to ensure our stay was memorable. The property is surrounded by streams and a waterfall. We hiked every day, had camp fires at night, and loved the background sound of the waterfall throughout the day and night. We did have the caretakers provide some of our meals, and the food was very good. They even gifted our children with Thai carry bags, which our children now cherish. This is a beautiful property, which is operated and maintained by an excellent staff. We will be back!

Bim’s apartment is in a lovely development on a lake with a beautiful pool. The apartment is clean, the bed and pillows are very comfortable and it is quiet. Bim was always very quick to respond to any queries I had. Recommended for a relaxing stay.

I stayed with my wife for 3 weeks from January 1, 2025. The accommodation is a clean new house as seen in the photo, and it is located in a quiet village. Orapun is very friendly and well prepared for what you need. It's the perfect place to be with your family in a quiet place, not a busy city center. There are grocery stores, restaurants, and night markets not far away. You'll definitely need a car. I had a nice stay. I highly recommend it if you want to relax rather than sightseeing.
