**A NOTE IF BOOKING FOR 6 GUESTS OR LESS:
To help keep your costs down, your standard rate does NOT include access to the Studio (i.e. Bdrm 5, the third bathroom and kitchenette). This area will be kept locked during your stay unless otherwise requested (additional fees apply - please ask for a quote). All other advertised areas of the house will be yours to enjoy - including four bedrooms, main bathroom, master ensuite, kitchen, lounge and dining area, the workspace, laundry and ALL outdoor areas - including all decks, pool, sauna and garage.
**IMPORTANT: Please DO NOT book this property if you are:
- aged 25 years or under
- looking to host a party/event
- not comfortable with indoor/outdoor living and tropical gardens
- need air-conditioning in every room
- have not read and understood the House Rules
Guest access
The house is completely private and exclusively for you.
- For 7+ adult guests: you will have access to ALL 5 bedrooms and 3 bathrooms.
- For 6 or less adult guests: to help keep your costs down, the downstairs studio (Bdrm5, Bathroom3) will typically be locked and unavailable. If you would like to access this space, an additional nightly fee will apply. To request this please contact us at least 5 days PRIOR TO CHECK-IN so this can be arranged (requests after check-in may also incur a call out fee).
Note: child/infant guests don't count towards the 'adult guest' total, so adding them to your booking may not automatically unlock the studio for your booking. Please get in touch if that's the case so we can add it to your booking.
Other things to note
***HOUSE RULES***
1. Age Requirement: Minimum age to book is 26 years old. Majority of guests must also be 25+ years old.
2. PLEASE NOTE: This is a quiet community, perfect for relaxing and enjoying. Loud noise, parties and/or events are strictly prohibited. Quiet hours are between 10 PM and 6 AM daily.
3. NO UNAPPROVED GUESTS / VISITORS: Any evidence of any unapproved guests / visitors will be considered to be in breach of our house rules & booking requirements. A minimum fee of $140 per unapproved guest per night of your booking will apply. Please note that our property has video cameras at the front and garage entrance.
4. NO SMOKING OR VAPING inside the house. Outside only, away from open doors and windows.
5. NO PETS ON FURNITURE: Strictly NO pets are allowed on any of the couches or beds.
6. A copy of your drivers license/passport may be required to confirm your booking.
7. PENALTIES: If any damage is caused, including unauthorised guests, or there is evidence of a party, smoking/vaping inside and/or pets on furniture, there will be an immediate $250 penalty. In addition to the penalty, guests will be liable to pay for repairs and extra guest and/or cleaning costs. If an incoming guest needs to be moved to another property due to damage and/or the smell of smoke, the offending guest will be liable to pay for the cost of that guests stay. A minimum fee of $150 will be charged for lockouts, unapproved late checkouts or failure to leave the keys and/or garage remote in the designated place inside. Please respect these rules.
**OTHER IMPORTANT THINGS TO NOTE**:
- Motion-sensored security cameras operate at property entrances.
- Bedroom 5 and bathroom 3 are not automatically available for groups of six or less adult guests (please read Guest Access for more information).
- The 4 bedrooms, kitchen, office and living spaces (including deck) are on one level and do not require stairs. However, to access the pool or separate studio guests must either climb stairs (inside the property) or access via separate external gates/garage, walking down a short but steep hill.
- It's not only guests that enjoy Brisbane's sub tropical climate, bugs, possums and birds do too. The house is not fully screened and at certain times of the year these critters may want to join you on the deck or inside. To minimise the issue please avoid leaving food scraps around, either on the deck or in rooms, and close the bi-fold doors when sleeping.
