We booked this house for our 50th wedding anniversary to celebrate with our two daughters, their husbands, and our 5 grandchildren. The house was perfect for our needs. As she described, it was 5 houses to the beach, and there were sufficient beach equipment that came with the house. We were all impressed with how well appointed the house was, particularly in the kitchen. While we enjoyed gathering in the common areas, there were several areas (glassed porches and balconies) where one could retreat for private time. We also enjoyed having crabs on the table on the ground level below the house. On the few occasions that I texted Anka she very promptly responded. We would definitely stay here again, but would more than likely arrange beforehand to have access to the elevator for ease of moving luggage to the bedrooms on the first and second floors and groceries to the second floor kitchen. they nicely brought us extra towels, gave us complimentary tickets to the Maui Jack's water park and that was a very great part of our trip!!! the location was also amazing - because everything you can ever want is pretty much within walking distance. the grills outback came in very handy and the children spent plenty of time in the pool as well. one thing I'd wished for a little was a washer/dryer. I knew there wasn't one and I didn't ask more about it but had we stayed any longer I'd have needed one. thank you for making our stay amazing!

right in the middle of local shops, water park, and beach! this place was very clean and host was responsive and accommodating. can't beat the free water park tickets for the entire duration of our stay. water park was perfect for people with children 🙂

We ended up staying at the Reef because our original plans had us staying at a place that was just awful. I’m so glad this space was available; we felt totally at home. It was clean, comfortable, and convenient to any destination we had. I messaged the host asking if we could check in earlier in the day and she responded right away; we were able to do so and that was so accommodating to our timeframe. We are so pleased that we stayed at the Reef. The amenities were great: grills and picnic tables outside were a nice touch and the indoor pool was open as well.

First off check in was a breeze. The house and amenities were just as Frank described even better! The house was stocked well enough with plenty of towels for the beach and bathrooms and blankets. The kitchen was stocked with basic products to start the week off which was a huge help! The house itself has more than enough space for a large family to spread out. The large family sunroom and dinning area was a great gathering point and having 2 living rooms with tvs made sure the kids had their own space as well. The loved the 90’s Nintendo system! The mattresses in the master and the full in 2nd bedroom are extremely comfortable! Frank makes sure that there is more the enough outdoor toys like kayaks, SUP’s and life vests. We used them all week long! Montross crabs were fantastic. Our favorite part about franks place is being able to bring our dogs with us. Weather can change quick in the area but made for a great memory being able to see a tornado/water spout over the river!

Perfect Weekend Getaway with Stunning Views and Festival Fun We had a fantastic weekend stay at this condo! The unit was beautifully furnished, and had what we needed for a comfortable visit. The real highlight, though, was the incredible view over the water. One of the best parts was how easy it was to get to the 2025 Seafood Festival. We were just a quick shuttle ride away, which made it effortless to enjoy all the fresh seafood, live music, and fun without worrying about parking or traffic. The location truly couldn’t be better—close to the action, but peaceful and quiet when we wanted to relax. Highly recommend for anyone looking for a convenient, scenic spot for a festival weekend or coastal escape.

We were a group of three couples who wanted our own bedroom and private bathroom to retreat to after enjoying busy days and evenings around Colonial Williamsburg. We really enjoyed the location of Kingsmill and all of the spacious condo amenities!

We had such a great stay at this house! The house was full of every amenity you would need — the primary bedroom/suite in particular was very luxurious, with a sleep number bed and jacuzzi tub. We were in town for a wedding, but this house made it feel like a vacation — especially for our kids, who could not get enough of the swing set. The hosts were also very helpful and responsive. Definitely recommend!

For where it’s located the price is very fair. Easy access to the boardwalk would come back again. The only complaint I would have would be that the carpets are getting a little old thank you Heather for the quick response and it’s nice to go to the beach and only stay one night.

Absolutely stunning property! This Airbnb exceeded all expectations — beautifully maintained, private, and incredibly peaceful. Our dogs were in heaven with the open space and loved their daily walks around the property. It truly felt like our own private retreat, tucked away from the world. We would absolutely recommend this spot to anyone looking for a relaxing, pet-friendly getaway with unmatched privacy and charm. Can’t wait to return!

This home is so tastefully decorated and comfortable. Even though it's an older home with original wood on floors and stairs, the wall finishes looks fairly fresh and the kitchen is all upgraded with current amenities. I was pleasantly surprised that it had a large backyard with lawn furniture, grass and trees. The sun room was so comfortable for seating and playing cards, and the office had a nice futon-type bed that folded out for extra sleeping space. The primary bedroom, walk in closet, and bath are super large and beautiful. Lots of restaurants were within a mile of the house, including a Trader Joe's. The only drawback was car sounds at night from Washington Blvd but we got used to it. During our reservation process, Aman addressed my many questions quickly and fully, particularly in terms of what they had for my 1 year old grandson (toys, high chair, port a crib). During our stay, we also communicated easily a few times as questions came up.

This is our second time staying here and we loved everything about it! It’s so peaceful sitting out back on the porch overlooking the pond and it’s also wonderful sitting out by the pool that overlooks the bay. The small beach by the pool is the perfect place for families with little ones who don’t want to haul a bunch of stuff to the real beach. My 6 yr old daughter absolutely loves coming here and has already asked to come back this summer for a third trip. The house is beautifully decorated and has plenty of space for two families. It’s close to some great restaurants and having the golf cart is also a fun bonus to get everyone down to the pool/beach. Thank you Molly for another awesome stay!!

We chose this home for its proximity to my niece’s wedding venue. It was perfect in every way. Reservation and checkin was seamless. The place was clean and we had enough rooms and ample parking spaces. The area was quiet and the home was amazing for our bride and her bridal party. Now I have a place to recommend and I would definitely would choose it again when/if I need to come to Manassas area. Family and bride is happy. Thank you!

This house was extremely clean and the location was great. We were one block from the boardwalk. The overnight parking was convenient with three cars. I would recommend staying here.

We stayed here for our annual trip to Bethany Beach. It was just far enough to get out of the crowd of tourists and close enough to ride bikes to the beach with our children 9yrs-13yrs. The villa was spacious and comfortable. Any concerns we could have had, April was there to assist and in a timely manner. We would def recommend this house to anyone especially with children. The house accommodated to everyone’s needs . Thank you guys for your hospitality!

Nice, clean pool, private backyard with outside shower. Inside, plenty of room for the 8 of us and with 2 living rooms, there's separation with the kids if you need it. The house was clean, free of any kind of bugs, plenty of hot water on demand with a great kitchen, dining area. Everything was in working order with plenty of plates and glasses and tv's in every room. We would definitely return.

Great house with a fabulous pool! We enjoyed our time immensely. The decor is so fun! We had an issue with the tv the first night, and Kate had her handyman out the next day to fix it with zero interruption to us. Highly recommend!

Great townhouse, lots of space, good location near the pool. Amenities were good and as advertised - BBQ, full nice kitchen, living room, dining room area, three large bedrooms. Scott was always quick to respond and check-in/check-out was easy. Thanks again!

Beautiful condo and community. Went for an off-season getaway and was very happy they are dog friendly. The condo was clean and spacious. There were LOTS of steps to the second floor. Not a problem for us, just something to be aware of. We did not use any of the resort amenities but the community was quiet and a great place to walk the dog. Since it was a winter getaway, was hoping to cozy up by the fire however there was a tag on the mantel saying the gas was off due to a valve leak. It was dated 2021, so I guess they aren’t concerned with getting it fixed. I would stay here again.
